Melbourne buyers break Strathfieldsaye property record – realestate.com.au

The record-breaking $2.97 million Strathfieldsaye estate for the suburb is directly adjacent to the National Park’s protected bushland.


Melbourne entrepreneurs have broken Strathfieldsaye’s house price record at $2.97 million, almost four times the suburb’s median of $765,000.

Whitehaven’s sales at 7 Cooper Grove exceeded the suburb’s previous benchmark by $270,000. It was the third record result in the Bendigo region in the past year, signaling a clear shift at the top end.

PropTrack data shows Strathfieldsaye’s average house price is $765,000, up 7.4 per cent in the past 12 months.

The nearly $3 million result places the suburb in a prestige class well above the statistical norm.

First National Bendigo director Darryn O’Keefe said the strength of sales reflected tighter supply in the city.

Mr O’Keefe said Bendigo was facing a 20 per cent housing shortage, increasing competition for quality homes.

“If supply is tight and demand remains strong, the market will hold,” he said.

He said hybrid work continued to drive buyers from Melbourne to regional Victoria.

“Hybrid work has changed everything,” Mr O’Keefe said.

The buyers were originally from Bendigo and returned after building successful businesses in Melbourne, where they took part in a campaign that lasted less than three weeks.

Mr O’Keefe said two genuine buyers competed with each other in the second and third weeks, despite the $2.97 million price tag.

“There was very strong interest for that award in Bendigo,” he said.

The home was extensively renovated and expanded four years ago and includes a dedicated studio space previously used by the seller as a workspace for artists.
