Prices remain stable
November was an interesting month for the province, as the average sales price rose 12% month-on-month, but fell 2.5% compared to this time last year. The average sales price of detached homes is now $1,126,538. After a decline in sales prices mid-year, the market looks solid again.
There has been a seasonal inventory shift
Looking at the November data, mentions are down significantly from the previous month. We currently have 1,194 active listings in Boulder County, which is a decrease of 17.1% from October 2025. However, these numbers are almost identical to what they were at this time last year, and there is still plenty of inventory for buyers to explore.
The average number of days in the MLS has increased
Despite the stability of our market, days on MLS have increased significantly. As of November, Boulder County properties spent an average of 67 days on MLS before closing, which is a 34% increase month-over-month and a 31% increase year-over-year. This is approximately 31 days longer than normal, but remains an expected seasonal trend.
Buyers shop with intention
Even during this slower part of the year, shoppers shop with intention. Average pending impressions are down 20% from this time last year, indicating shoppers are ready to buy. The average number of impressions per ad is currently around 4.4. Sellers, don’t be discouraged if you’re currently getting fewer impressions; we hope that activity will increase again soon.
As 2025 draws to a close, the Boulder County market remains remarkably stable. While it still feels more like a buyer’s market right now, the good news is that sellers are getting more than 97% of their list price.
