It is the suburb where homeowners stay longer than most marriages.

In a city where real estate is always on the move, Kenmore Hills is the trend, with an average holding time of 21 years for a house – making it the most difficult market in the state to break in.

About 20 km further south in Durack, homeowners are not willing to renounce their houses, with the average holding time at the age of 18, according to the latest proptrack figures.

In fact, homeowners in more than 500 suburbs in the entire state have held their property for more than a decade, and 33 have remained 13.2 years or more – the average period before separation in Australia.

Proptrack economist Anne Flaherty said that real estate hold periods had gradually increased as a long-term trend due to rising costs related to sales such as stamping rights.

Mrs. Flaherty said that areas with popular schools, parks and stores tend to be high on the list, and many of those were not too close to the city in ‘medium-sized’ areas, but well established with accessible transport options.

When it comes to units, the highest average hold period is 15 years in the suburbs of Ferny Grove in Brisbane, Frenchville in Rockhampton and Moffat Beach in Caloundra.

“Some of these areas can be second houses or investment properties, but there is also that affordability piece – people can live longer in units because they are priced to offer a house,” said Flaherty.

Records show that the house is owned by Simon Dyer, the CEO of Sealy PosturePedic, and last sold in 2015 for $ 1.65 million.
