Upsizers compete for $1.76 million Mentone Court holiday home – realestate.com.au

The ‘holiday home’ appeal was the hit at 8 Logan Crt, Mentone, where three serious expansion companies vied for a rare 816 sqm courthouse with resort-like features.


Three serious ‘upsizers’ have vied for a slice of ‘vacation home’ luxury, pushing a rare Mentone courthouse to a $1.765 million auction.

Despite a ‘choppy’ market in Melbourne, the four-bedroom retreat at 8 Logan Crt proved that premium country and resort style features remain irresistible lures for Bayside families.

Vicprop sales agent Cemil Kandemir said the sales, which were among Melbourne’s strongest results on February 7, highlighted a shortage of luxury family homes in cramped bayfront properties.

“Melbourne is a bit of a market at the moment. It’s really unpredictable,” Kandemir said.

“So it’s great to hear that we made it into the top five.”

The house attracted three active bidders, all true upsizers from Mentone, Cheltenham and Dingley, with an opening bid of $1.6 million, before steadily rising to a sale of $1.765 million.

Mr Kandemir said the result reflects strong demand for homes that offer scale, privacy and long-term livability, which are increasingly difficult to come by near the beach and elite schools.

A front living room is part of the home’s multiple living zones, one of the main draws for Bay Area families growing up in Mentone.


The kitchen is located at the heart of the floor plan and is positioned to serve both the main living areas and the outdoor entertainment zone at 8 Logan Crt, Mentone.


“There is definitely a need for some supply,” he said.

“It was also a bit of a unique house, on great land, and a lot of people need to upsize and there just aren’t that many properties of that caliber.”

Situated on an 816m² block in a quiet courtyard, the property stood out for its sense of seclusion and resort-style outdoor zone, complete with a swimming pool and spa, designed for entertaining and relaxing family living.

The home’s floor plan also played a key role, with multiple living areas and a main bedroom on the ground floor, a configuration that strongly appealed to families planning to stay there long-term.

The resort-style pool and spa provided the ‘vacation-at-home’ factor that helped create strong competition for the Mentone mansion.


Mr Kandemir said the court’s position was a key driver of the urgency.

“That court-within-a-court setting was a highlight,” he said.

“If so, you probably only see something like that once in every fifty mentions.
“Families really appreciate that level of privacy and security.”

A garden view over the pool and spa highlights the home’s entertainment setup, a rare find on an 816 sqm block in a quiet Mentone lane.


The successful buyers were a family of four with two daughters, who were immediately attracted to the backyard lifestyle.

“They immediately told us that the backyard sealed the deal, it was actually the kids’ favorite part of the house,” Kandemir said.

“For the parents it was the openness of the interior and the way the house flowed.
“It really felt like a forever home for them.”

Bidding started at $1.6 million before the court house in Mentone sold for $1.765 million, with three active upsizers from Mentone, Cheltenham and Dingley in the competition.


Strong vehicle accommodation added to the appeal, with access to the double driveway, an oversized double garage and an enclosed tandem carport of almost 10 meters offering rare flexibility for Bayside buyers.

Mr Kandemir said Mentone continued to punch above its weight against neighboring Bayside suburbs, with schools remaining a key draw for family buyers.

“Buyers consistently compare Mentone to Parkdale and Mordialloc,” he said.

“The school supply here is a huge advantage and it keeps demand very high.”

He said the recent interest rate moves have done little to deter preparers when the right opportunities presented themselves.

“For families, these decisions are driven by need,” he said.

“They are outgrowing their home and need more space.
“These decisions do not wait for perfect market conditions.”

Looking ahead, Mr Kandemir said demand from Bayside remained resilient.

“When quality homes come onto the market, buyers still show up,” he said.

“And they are still willing to compete.”
