Victoria’s best lifestyle suburbs have been unveiled, from farmers to emerging Melbourne bags.
And with some of the best areas for families to get the right mix of transport, schools, childcare and beach or park access that are currently under their price peak, there is a rare chance to grab a bargain in an idyllic place.
Areas such as Armstrong Creek in Greater Geelong and Winchelsea on the Surf Coast are at the top of the list.

With median house prices in the low to middle $ 600,000, the Geelong-Buitenwijk and the city with a population of 2400-plus are cheaper today compared to a few years ago.

The research is commissioned by MCG companies that use data from Suburbtrends from Real Estate Analytics Company.
MCG Quantity Surveyors Director Mike Mortlock said that the report was aimed at discovering Australian outskirts with the best growth potential in the long term and the range of lifestyle, based on factors such as access to facilities, schools, beaches and open space,And 10-year-old median price growth.
“They are attributes that help markets to perform better in the long term – we know that buyers will pay a premium to have them,” said Mr Mortlock.

According to Proptrack, Armstrong Creek is now tens of thousands of dollars cheaper than when the average house price reached $ 728,000 in 2022.
And the typical house price of Winchelsea reached a five -year peak of $ 720,000 only 12 months ago.

Megan Rovers of Armstrong Real Estate, Megan Rovers, who also fellow Gastheer of the Podcast of the Real Estate Industry built above, said that working from home allowed many buyers in the region to have “the best of both worlds” while living to Melbourne for part of the week.
“They can have the house with the back garden to enjoy and the lifestyle to enjoy the weekend,” she said.
Mrs. Rovers said that a wide range of buyers was attracted to Armstrong Creek for his schools, shopping centers and access to the beach, near train stations to travel to Geelong or Melbourne and the Geelong Ring Road.
“What we think is that buyers buy for the first time because it is affordable, down sizers come and follow families,” said Mrs. Rovers.
“So if there is a family that chooses because of the schools or the lifestyle it offers, then the grandparents or parents will come and try to live in the neighborhood.”
With four bedrooms, 214 Highett RD, Highett, has a $ 1.3 million $ 1.4 million. Highett and nearby Cheltenham were the highest ranked Melbourne areas on the Victorian lifestyle list.

He said that although Newport was not arranged as high as some of the other inner western suburbs of Melbourne, many buyers now started cotton.
“If you take out a calculator and the percentage per square meter of Newport versus, for example, removes Yarraville or Williamstown, Newport is so beautifully positioned, but is fairly affordable,” said Mr Butera.
“In perspective you get more value for money in Newport than most other suburbs in the west.”

White Fox Associate Director Cheyne Fox said that the parks, schools, shops, restaurants, friendly community and proximity to Port Melbourne in Melbourne’s CBD meant that many locals in the suburb had watched an upize or reduction.
Mrs. Fox said that the “slightly softer” market now allowed buyers to buy houses in the suburb that they might not have been able to pay three to four years ago.
“So while there was something at $ 3 million or just over a few years ago, it now dives to $ 2.6 million, $ 2.7 million and it makes it more feasible for those people,” she said.
“And I see some smart purchases that are aware of that fact that a number of really good property is at very reasonable prices, given what they were a few years ago.”
The median house price of Port Melbourne is $ 1.55 million, according to Proptrack.
