Model Jennifer Hawkins and husband Jake Wall’s Whale Beach Mega Mansion is still under trade after four years, while a smart neighbor has bought the lot in an off-market deal.

Dubbed the ‘Taj Mahal of Whale Beach’, the huge building on 24-26 Rayner RD is still being developed by Hawkins’ and Wall’s Development Company, J Group Projects, despite controversy and reports of complaints from Buren about construction.

Mr Wall deals with the development, but local sources have confirmed that a private deal directly with an adjacent owner, the buyer of 30 Rayner RD in 2023, is closed for $ 7 million.

Property records now show that a company that is owned by neighbor David Appleby made the reservation for the property and it was reported that it cost him around $ 30 million.

Mr Appleby also started demolition work at number 30 to add to the already huge whale beach location.

Although local agents claim that Mr Wall is very respectful for neighbors while construction is going, there have been countless reports of complaints from neighbors and disruption of the community.

Rayner RD is a tightly holding place, with almost half of the properties with a stunning view of the ocean, but a series of adjacent sale has been followed since the demolition and construction started in 2021.

$ 500 billion swept by 2030: these areas warned

23 Rayner RD sold for $ 5.2 million in February 2025, while 21 Rayner RD was sold in 2023 for $ 4 million, and 27 Rayner RD also changed owner around the time of demolition.

Other recent turnover on the road comprises number 9 and the first purchase by Mr Appleby at number 30.

It is unknown whether the sale is related to the construction.

Reports and images show UTES and trucks that block the street during construction, because the locals say that off-road parking is almost impossible on the already tight road. Owners also claimed online that they had blocked driveways for hours.

Rayner RD has only about 30 houses on the street and almost half of the houses have the view of the ocean.

One real estate is currently listed on the street, 25 Rayner RD, via McGrath Pittwater agents Luke Nolan-Harris and Laura Mears with a price guide of $ 5.35 million.

The building has been raised with a beautiful view of the ocean and has four bedrooms and four car spaces.

“Whale Beach is a fairly exclusive place, so you don’t get a lot of property,” said Mr. Nolan-Harris.

“It is an intimate suburb and Rayner RD is pretty exclusive. There are only 30 houses with around 30 percent in the ocean front.”

Mr. Nolan-Harris said that Mr. Wall was very “respectful” for the neighbors, because the construction continues at number 24-30.

“With all construction there is a certain degree of disruption, but I don’t see the impact -own values,” he said.
