An affordable housing lottery is open for a recently completed building in Ocean Hill, with rental prices for apartments with three bedrooms from $ 1,229 per month.

Included in the lottery for the eight-storey, 49 unit building on 1663 East New York Avenue are 11 studio and three-bedroom apartments for households from one to seven people who earn 40 to 80 percent of the average income of the area, or between $ 35.246 and $ 160,720 per year, according to the offer.

There are four studio units for $ 863 and $ 1,357 per month and seven three-bedroom apartments ranging from $ 1,229 to $ 2,698 per month.

According to the offer, the complex contains a lift, shared laundry room, bicycle storage and outdoor areas. Although the building is free from pets, service animals are allowed. The list says that tenants have to pay for electricity, including a stove and heating, but hot water is included in the rent.

The building was designed by architect Frank J. Quatela and Renderings show that the facade is light yellow with darker yellow horizontal stripes and burnt orange panels. Floor to ceiling windows cover the facade of East New York Avenue. There is a set back on the seventh floor and the ground floor is finished in orange brick. Apartments have white walls and light wooden floors, with light blue kitchen cabinets and stainless steel appliances, show.

City records show that 1663 ENY LLC bought the site in August 2022 from Like Minded People LLC for $ 3.75 million. The site was empty for years prior to the new development. Tax photos show that in the 1940s the site had a row of two -storey houses that had disappeared by the 1980s, when it seems to have become in neglect.

The new development is within the East New York Neighborhood Plan The re -use, which means that new housing developments must use the compulsory inclusive housing program and include affordable apartments. The development is also expected to receive the 421-A tax discount.
