The State has confirmed that a former construction site of Sydney Metro will be the second location under the Build-to-Rent initiative.

The government of New South Wales has unveiled plans to make a mix of new homes, commercial space and community facilities from a former construction site of Sydney Metro in Chatswood, including 180 Build-to-Rent (BTR) apartments reserved for essential employees.

Under the design -Master plan for the Chatswood site, another 1300 apartments will be supplied as a mix of market sales and affordable homes, although no specific share of affordable homes has yet been confirmed.

This is part of the investment of $ 450 million of the state in Landcom to deliver 400 BTR houses in the city. It is the second site that is secured under the initiative, after a 220 apartment project that is already underway in Annandale.

By offering BTR apartments specifically for essential employees, such as nurses, teachers and emergency services, the government hopes to relieve the rental pressure on those who are crucial for the economy and well -being of the state, according to NSW Prime Minister Chris Minns.

“Essential employees are the backbone of not only Sydney, but also the whole of NSW and they deserve to have an affordable place to live near their work and community,” said Mr Minns.

“This will be life -changing for essential employees, who can not only live near their work, but in one of the best related areas throughout Sydney.”

Plans for the site also include open spaces, new stores and commercial areas, improved pedestrian and bicycle connections and the adaptive reuse of local heritage-granted Mowbray House for Community Evenes.

Chatswood, located around 9 km north of the CBD of Sydney, is one of the most important commercial and transport hubs of the city.

The suburb is served by the Sydney metro and is known for its various eating, retail, education and health care facilities. The current median unit price is $ 1.13 million.

“This is a very productive time for Landcom where we keep a strong momentum in our entire delivery program. Here at Chatswood we lead the development of a large city company to do well and let houses happen”, Landcom CEO Alex Wendler.

“This is a good example of Landcom that makes the government’s policy ambitions reality and brings the type of home options to life that our city needs.”

Feedback from the community on the design proposal is open until Monday 27 October 2025, after which draft fines are considered.

Construction is expected to start at the end of 2026, with the first BTR apartments planned for essential employees to be ready at the end of 2028.
