Neighbors have coveted 3 Kirkoswald Ave for more than two decades, and now the bidding war could begin with the Grade II listed Mosman mansion hitting the market with price expectations of $45 million to $50 million through Michael Coombs and Adrian Bridges of Atlas Lower North Shore.
Designed by acclaimed architect Susan Rothwell in the early 2000s for the Balnaves family, the palatial six-bedroom, seven-bathroom residence is listed for the first time. The property, prior to modern construction, last traded in 2001 for $6.525 million.
Mr Coombs said: “This is one of those iconic houses that people have been asking to buy throughout my career. I’ve always told them no, now it’s a yes.”
If the property meets its price expectations, it will set a new North Shore benchmark. The current record is $43 million, set in August in McLean Crescent, Mosman.

The late Neil Balnaves AO, patriarch of the philanthropic family that founded the Balnaves Foundation, was a television executive responsible for running Southern Star and producing shows such as Big Brother, Bananas in Pajamas, Water Rats and McLeod’s Daughters.
He was also one-time chairman of Ardent Leisure Group, the entity previously behind Dreamworld.
The Balnaves Foundation is a private philanthropic organization founded in 2006 that focuses on education, medicine and the arts.
Coombs confirmed his team enjoyed a successful spring sales season, selling 10 Ryan Ave, Mosman for $15.5 million and 9 Peronne Ave, Clontarf for “just under” $15 million.
“We had a slower start to August and September than expected, with many buyers in the market, but many choosing to sit on the sidelines,” Coombs said.
There are multiple living and entertaining areas, including several balconies and garden terraces.
The residence spans three levels.
“However, just before the school holidays we noticed a clear shift: several strong sales have taken place and buyer activity has noticeably increased.
“With increased interest in new listings and more buyers lining up to inspect properties, we anticipate a busy and productive run-up to Christmas.”
He added that the enviable home in Kirkoswald had been an elusive listing.
“During my 20-plus years in the real estate industry, I am constantly approached about this property. Everyone knows the house, and there is a reason for that; it is just such an amazing home designed by Susan Rothwell,” said Coombs.
