An apartment with two bedrooms in the heart of Bondi Junction in Sydney has set a stunning new benchmark for competing bidding, sold for $ 3,210,000 – 50% above the seller’s spare price.

The sale established a new Bondi Junction Record for an apartment with two bedrooms, with more than a million dollars above the $ 2,140,000 reserve.

Sales agent Nicholas Armstrong-Smith van Century 21 supervised the brightly disputed auction. He spoke with realestate.com.au to unpack the factors that have caused this extraordinary result.

The real estate: A two-bedroom, two bathrooms, a car apartment with one car at 1907/83-85 Spring Street, Bondi Junction, NSW. It sold at an auction for $ 3,210,000 on 27 September 2025.

The newly renovated residence has taken place on 144m² and has northern views of the north and five star facilities, including a swimming pool, tennis courts, gym and sauna.

Snapshot in the suburbs: The median prize for a unit with two bedrooms in Bondi Junction was $ 1,460,000 in September, according to proptrack data.

The median house price of Bondi Junction has seen a decrease of 6.7% to $ 2,780,000 in the last 12 months. Units (all beds) have risen 6.6% to $ 1,290,000.

What is the most interesting thing about this sale?

The way in which it spoke equally to such a broad copper audience. It is not often that a home generates such a strong, uniform interest from investors and homeowners of all ages and phases of life. It was the complete lifestyle package: the views and the highly regarded facilities.

Were you surprised by the result?

My team and I discussed the expected result before the auction. Earlier this year we sold a two bedrooms in the building for $ 2.3 million, so we thought that this apartment could reach the middle of $ 2 million in the current floating market.

So reaching $ 3.21 million for an apartment with two bedrooms exceeded our expectations and sets a new Bondi Junction Record for an apartment with two bedrooms, with $ 1.11 million above reserve.

How long was it property on the market?

The real estate was on the market for 24 days. We did not receive any offers because the property was mentioned to sell at an auction, and in the end 5 parties were registered to offer on an auction day, which reflected the broad interest we saw during the campaign.

What was the first feedback you received from potential buyers?

We launched the campaign with a VIP Open Home that immediately attracted 25 groups. From the beginning we received positive feedback buyers impressed by the sweeping view and the apartment -wide balcony, and many complimented the kitchen renovation and styling that helped them to imagine that they live there.

The five-star facilities of the building also attracted strong interest, with a number of potential buyers immediately bought the strata report.

What do you think was the most important factor that led to the final selling price?

In my opinion, the striking function is the balcony of about 12 meters over the entire length of the apartment. At level 19, it offers an abundance of northern natural light and district view over the harbor to the Havenbrug.

The most important factor, however, was that Eastgate Gardens is a unique building with spacious grounds with well -kept gardens, a running track, heated outdoor swimming pool, gym, spa, sauna and two tennis courts.

Combined with the size, layout and views of the apartment, this made it very desirable for all buyer groups.

What kind of buyers did you see at the open houses?

We saw consistent interest and strong presence in the open houses during the marketing campaign in all the demography of the buyers: downsizers, upgraders, investors and house seekers.

The broad attraction of this apartment was reflected in the determined and competitive bids on an auction day, so we had a list of customers who still really want a home in this building and the surrounding complexes!

Are there future predictions for this area?

I definitely think that this sales result is an indicator of the wider Bondi Junction market. We have sold and managed for almost 20 years and have seen a lot of growth. Bondi Junction continues to perform strongly, powered by the consistent demand from buyers and limited supply.

As the retail and transport center of the eastern suburbs, with a variety of real estate options, it has sustainable multigenerational attraction. I can only predict that as a suburbs it will get better over time and I look forward to being part of it.
