24 Fitzroy St, Geelong, sold after auction for $1.075 million.
Real estate agent Heidi Trempel said she knew most of the buyers by their first names for an old Geelong home in the city’s Eastern Beach area.
That’s because the Fitzroy St house opposite the Roy Robertson Rose Garden in Pevensey Park had come onto the market for the first time in more than 30 years.
Ms Trempel, from Whitford, Newtown, said the majority of interest in the two-bedroom semi-detached house at 24 Fitzroy St had come from downsizing companies, and they often took their time making a decision.

The house sold for $1.075 million during negotiations after it went to auction this weekend.
“I knew it was always going to be a downsizing property, even though I also had one investor (who made an offer).
The property on the corner of Fitzroy Street and Park Street was listed with a price expectation of $1 million.
The semi-detached house shares a dividing wall between the double garage and the next house.
Large windows overlook the gardens.
The kitchen is the heart of the entertainment zone.
But the location was a major draw, 400 meters from the Eastern Beach reserve.
“This location tends to get smaller because it’s so close to everything and it had a double garage and a double driveway, so you had four spots off the street,” she said.
“That’s a huge thing and it actually only had one bedroom upstairs and the rest of the house was on one level.”
The property last sold in 1992 for $131,500.
The home offers easy access to the CBD, Eastern Beach, Eastern Park and the Medical District, making it a convenient base for downsizers, professionals and investors.
But Ms Trempel said downsizers would appreciate the view over the rose garden.
It has two bedrooms, a central bathroom and a guest toilet, as well as classically furnished living areas with polished wooden floors.
The landscaped gardens on site complement views of Pevensey Park and the Roy Robertson Rose Garden.
The double garage and double on-street parking space are an advantage in the CBD fringe area.
Park views are a highlight from the kitchen, which overlooks a private courtyard and adjacent rose gardens.
The lounge and dining rooms also overlook the park through large windows that bathe the interior in natural light.
Ms Trempel said Eastern Beach Pocket was a paradise for discerning downsizers because houses like this offered more than a courtyard, so buyers still had a small garden.
“Location is definitely the main reason here to be honest. I’ve met a lot of the downsizers and I’ll continue to meet them for years to come,” she said.
“We all know it can take some time for downsizers to take action.”
