A look at Tassie’s best homes of 2025: what’s buying for over $3 million – realestate.com.au

It took sales of more than $3 million to be in with a chance of being Tasmania’s top 10 sales of 2025.

Figures from realestate.com.au show 16 homes sold for more than $3 million. This concerned detached houses up to 10 hectares, not farms.

About half are in Hobart.

While average prices in Tasmania are highest in Battery Point and Sandy Bay, the top three sales occurred in other areas.

The most expensive asset was a seafront house in Cooper St, Seymour.

It was sold by Jo Oliver of Harrison Agents Launceston, who said the price remains confidential.

Ms Oliver said the four-bedroom house, known as First Light, was bought by someone who grew up in Tasmania.

“They loved the house’s location on the spectacular coast and the way the architecture integrates into the landscape and provides privacy,” she said.

The 2.15ha waterfront property was for sale at a price of $4.5 million to $5 million, per realestate.com.au.

The property features rammed earth and timber construction, breathtaking views, a wood-burning stove, window seating, numerous decks, a wooden boardwalk, a separate guesthouse, luxury bathrooms, watercraft storage facilities and a crawfish boil station.

Ms Oliver noted that local, interstate and international buyers showed tremendous interest in the property.

“The sales price was in line with price expectations,” she said.

The next largest sale was a waterfront property in Woodbridge, which fetched $4.25 million.

The Channel Hwy home, known as Peppermint Cove, has been described as “special” by Nick Bond, director of Harcourts Huon Valley.

“It’s very unique to have so many acres of waterfront,” he said.

Tasmania’s third most expensive sale of the year took place up north in Launceston hotspot Relbia, where No.310 Glenwood Rd achieved a sale of $4.05 million.

Insitu Property director Kristi Seymour described it as “timeless, luxurious, sophisticated property”.

It was also bought by Tasmanians.

She said the 4.19-acre property is accented by an ozone pool, set among mature landscaping. The property also has a large tennis court, gym, substantial garage and automatic irrigation.

“With park-like grounds created over decades, the property exudes an unparalleled sense of tranquility; it is a sanctuary,” Miss Seymour said.

Completing the Top 5 is a record sale in King St Bellerive which set a new high for the suburb and the historic 1940s Winston home on Sandy Bay Rd.

One notable sale that didn’t make this list was historic Gattonside at 53 Sandy Bay Rd, which during the sales campaign looked as if it might be purchased as a residential home, but will instead remain a commercial venture.

If it had been a home sale, it would have been close to the top of Tassie’s most expensive homes list, according to realestate.com.au statistics.

Another striking building is Koonya’s Triptycha 100-hectare multi-home showstopper that captured the imagination of property enthusiasts from across Australia.

The market response was “immense”, with people flying to Tassie to experience it first-hand, and the property was Australia’s fourth most viewed home on realestate.com.au the week it launched.

It was listed with The Agency Hobart and Sydney Sotheby’s International Realty and achieved multi-million dollar sales.
