A developer has unveiled exclusive rooftop features that could change the way residents experience apartment living in a cramped Brisbane suburb.

Spyre Group has unveiled the resort-style rooftop amenities for its upcoming Bulimba development, Watts & Wright.


It follows strong early sales and the appointment of Formplus as builder.

The boutique project includes 15 architecturally designed homes on Byron Street, designed by Cavill Architects and developed by Spyre on the historic site of Watts & Wright’s original shipyard.

With construction underway and scheduled for completion in April 2027, the unveiling of the amenity spaces provides further insight into the building’s owner-occupier design focus.

Located on level four, the rooftop offers a resort-inspired communal retreat with a north-facing infinity pool and spa, sauna, outdoor kitchen and BBQ facilities, a sundeck and a series of breakout zones designed to support both privacy and connection.

Spyre Group has unveiled the resort-style rooftop amenities for its upcoming Bulimba development, Watts & Wright.


“These spaces are designed not only to be visually impressive, but also to be truly useful

day to day,” says Kent Pinel, design director at Spyre Group.

“We have prioritized livability and quality by creating multiple separate areas so residents can enjoy the space without it ever becoming crowded.”

The amenities offer elevated views of the city, while the riverbank orientation remains reserved exclusively for the private residences below.

“The level of finish reflects what you would expect from a luxury boutique resort, but reinterpreted for everyday life,” said Pinel.

“It’s not just a pool deck – it’s a space that feels like an extension of the homes themselves.”

The reveal follows a series of high-profile milestones for Spyre, which recently launched The

Urban Developer’s National Award for Excellence in Design Innovation for their greenhouse

project on the Gold Coast, which also achieved an off-the-plan Queensland sales record of $24 million.

Located directly opposite the new Bulimba Barracks lifestyle precinct, Watts & Wright provides access to a site ready for transformation, where future residents can enjoy riverside tranquility alongside carefully curated restaurants, shops and parks.

Apartments, which start from $2.6 million, range from three to four bedrooms, with private lifts, multiple living zones and premium interiors featuring Austral Dream stone, bespoke joinery and new generation Gaggenau appliances.

The sale is being managed by Place Estate Agents Bulimba, led by Courtney Caulfield.
