Portugal appears to be an attractive option for North American Sunbirds

There was a time when residents of the northern US didn’t have to think twice about their favorite place to ride during the winter. The answer was warm and sun-drenched Florida.

In recent years, with the rise of Portugal as an alternative to the Sunshine State, that response has not been so reflexive. Portugal’s mild temperatures and virtually unlimited sunshine have made the country an attractive alternative for sunbirds. Additional incentives include a lower cost of living, reflected in more affordable necessities from food to prescriptions. Real estate also has tempting price tags, attracting sun seekers looking to book a rental property or invest in real estate.

Additional temptations include a varied landscape that every environment offers from beautiful beaches to mountains and hiking trails; an attractive cultural environment highlighted by art, festivals and tempting gastronomy; and sympathetic local residents.

Head to head

When snowbirds compare the temptations of Portugal to those of Florida, the former comes out surprisingly strong. Compared to the Sunshine State, Portugal has fewer hurricane hazards and lower real estate prices and ownership costs. It is also a safe country, ranked 7the safest in the world, and 5e safest in Europe, according to the 2024 Global Peace Index.

In contrast to the US as a whole, total costs including rent in Portugal are about 34% lower, and rental costs alone are about 41% lower.

In addition to these advantages, the country is also a place where English is widely spoken. In the Algarve, the southernmost region of continental Portugal, the English language is routinely heard in popular tourist meccas. Accessible via Faro International Airport, the Algarve’s sun-drenched beaches and attractive culture have won a loyal following among English-speaking residents.

According to Elliot Barnett, US market consultant for Portuguese developer Libertas, a real estate and hospitality company, the Algarve is “easy to navigate, well served by international schools and hospitals and – unlike Florida – retains a strong sense of old-world charm. Importantly, there are now direct flights from several major US cities to Lisbon and the Algarve, reducing travel time in some cases.” reduced to just over six hours.”

The country also makes multiple visa options available to American retirees and investors. The Golden Visa requires a minimum investment of approximately $290,000 in qualifying funds or cultural projects and provides residency with minimum residency requirements, as well as a route to citizenship after five years. Alternatively, the D7 visa is designed for retirees and financially independent people with a consistent passive income of at least $900 per month, who seek stable residency without significant upfront costs.

Similar ethos

A number of developers are building projects in Portugal aimed at North American buyers and tenants. In addition to Libertas, they include Vanguard Properties, which offers luxury beachfront properties and resorts; Stone Capital, a Lisbon-based boutique developer involved in the restoration of its home city’s historic neighborhoods; and Emerge, a company focused on sustainable real estate development projects.

The main US feeder markets for Libertas are Chicago, Los Angeles and Miami. The majority of Libertas homes fall within the $575,000 to $1.2 million range in the US. These properties are favored by Americans with annual incomes of $150,000 and up, who want to move to Portugal for its quality of life and less expensive housing compared to U.S. real estate. These are typically not very wealthy North Americans, but rather adventurous buyers trying to earn income through smart real estate investments.

Among the developments: Albufeira Garden, a four-storey private condominium in the Algarve, featuring two-bedroom homes, lush gardens, a swimming pool, co-working and co-living spaces, a gym, cinema room and expansive terraces, with prices starting from around $485,000.
