Buyers will be away until Christmas, agents say, as house hunters are desperate to find homes that won’t be distracted by the festivities that come with the Christmas period.
While ten years ago the market would have effectively closed the week before the Christmas season, Realestate.com.au shows that there are auctions scheduled in South Africa until December 23, with one even scheduled to appear on the 27th.
Turner Real Estate sales agent Martin Betts has booked two auctions for the 23rd – 24 Snowdon Ave, Salisbury East and 79 Moldavia Walk, Osborne – and said those wanting properties are not taking a day off.
“There’s still a lot of activity. There are people desperate to find something,” he said.
“Due to the lack of stock, the demand is still there.
“Good properties in high demand areas will always sell well and attract a lot of interest.

“However, many people think that not going to the market because it is Christmas, and not going to the market because of the holiday season, is the right thing to do.
“There are people desperate to find something. There’s a lot of interstate travel, nurses, police officers, firefighters, defense people, school teachers – they’re always moving at this time of year and they’re always looking, and at this time of year they do have an opportunity because they have a few weeks off to look and there’s always activity at this time of year.

“Between Christmas and New Year I also showed properties to people because they were desperate to find something.
“And there are always developers looking for those development sites.
“And again, it comes back to the lack of supply.”
Justin Irving of Ray White is also auctioning two properties at 19b Ballard Rd, Smithfield Plains and 1/40 Traverse Ave, Salisbury North on December 23 and said he had achieved fantastic results in recent years up until Christmas.

“Last year we ran auctions until Christmas and had a lot of success. We found that there weren’t many other agents running them and some of the properties we set up had a really great turnout and got quite good results, so we pretty much mirrored that this year and did the same,” he said.
“You wouldn’t have an auction on Christmas Day or Boxing Day or anything like that, but on the 22nd and 23rd I don’t see a problem with it.
“We’ve had six auctions from tonight to the 23rd, just my team, and I think out of the last 53 auctions we’ve had, we’ve sold 52 on the day of the auction, so that’s a pretty high clearance rate for anyone.
“The market has obviously changed a lot in the last five years, so I think what used to be there is no more.

“Not many people go away in advance in the run up to Christmas, but after Christmas things obviously change a bit, so we’ll start again early in the new year and open on January 3.”
Mr Irving said there could be big profits for sellers to be in the market over the Christmas holidays.
“The period between Christmas Eve and New Year’s Day is the most viewed time on realestate.com.au,” he said.
“If you don’t take them down in the run-up to Christmas, they will get a lot of attention during that period.”
Realestate.com.au is currently showing four auctions booked in the Adelaide metro for the 23rd, with one property – a four-bedroom house at 2 Hull St, Elizabeth East, booked for the 27th.

It is the only auction booked between Christmas and New Year. The first auctions will take place on Friday, January 9, after which nine will go under the hammer, mainly in Adelaide’s north.
