The Real Estate Market of Boulder County remains lively, with seasonal changes and economic trends that still shape stock and buyer habits. The inventory remains raised

While we are approaching the summer real estate season, Boulder County continues to see a significant rise in the available houses. The active stock rose by 25.9% on an annual basis to 1,633 entries, an increase of 1,567 in May. Although this is positive news for buyers waiting for more options, the number of new offers that enter the market fell by 13.7% month-over-month, with 710 new properties mentioned in June. This combination of the growing total inventory and fewer new entries may indicate a leveling in the offer in the coming months.

Copper activity: a mixed image

In anticipation of turnover, 10.5% fell from May and reached 417 at the end of June. However, this still reflects an increase of 14% compared to June 2024, when there was 366 awaiting turnover, which shows that the demand remains strong year after year despite variations from month to month.

Another important statistics to check is the average number of impressions per awaiting sale, which rose to 13.1 in June. This is an increase of 15.9% compared to May, which indicates a higher buyer activity with home tours. However, it is important to note that this number is 5.1% lower than the same period last year. The increase in impressions, along with a decrease in the pendens compared to the previous month, suggests a more selective and careful copper pool – still active, but taking more time to decide.

Trends and negotiation forces prices

The ratio closed price-list-Price of June fell slightly to 98.2%, a decrease of 98.4% in May and 98.8% in June last year. Although the change is small, it indicates a shift in negotiating power that buyers can favor somewhat in recent months.

The average number of days on the market also tells an interesting story. After 35 days, houses sell 10.3% faster than in May, but this is still 16.7% slower compared to June last year. This shows that although some entries move rapidly, the overall pace slows something during the year.

A shift to a more balanced market

Perhaps the strongest signal that the market is on its way to the balance is the stock offer of the months. This statistics rose to 4.6 in June, an increase of 2.2% compared to May and 21.1% on an annual basis. A market with four to six months of inventory is generally seen as balanced, indicating that Boulder County is getting closer to that reach. This trend offers buyers more lever and breathing space than they have had in recent years.

What this means for buyers and sellers

For buyers, the increasing inventory and a slower sales pace create more opportunities – and a little more negotiation forces. That said, houses that have been correctly priced and well showed are still sold, so hesitation can mean that they miss it.

The most important point is clear to sellers: prices and preparation are more important than ever. In a market that no longer moves quickly, strategic presentation and an experienced guide can make a difference when reaching top dollar.
