Alloy secures $ 500 million for “World’s Tallest” Passive House Building

Developers of what is ready to be the world’s highest passive housing building in the world have taken care of $ 500 million to get the project off the ground.

Airing development on Monday took $ 375 million in loans from Kayne Anderson Real Estate for a third Avenue, a tower of 583 units planned for the center of Brooklyn. In addition, Vistria Group infuses $ 120 million in equity in its first basic development and takes a majority stake in the project as a limited partner. Alloy, as a general partner, will continue to lead the development and kick $ 40 million.

According to alloy, the 730-foot tower is planned to be the world’s highest built for passive house standards, a design method aimed at lowering energy costs through extreme insulation. The project is the second phase of “Alloy Block”, including the first fully electric skyscraper in the city in 505 State Street and two public schools (also passive house) in 489 State Street.

A third Avenue comprises 143 affordable residential units, with monthly rents from $ 1,023 per month. These apartments will be reserved for tenants who earn an average of 60 percent of the average income of the area.

The living space will overstrain the 11th to 60th floor and the podium of the tower comprises 60,000 square foot office space. Two buildings built in the 19th century on State Street and Schermerhorn Street will also be included in the development and house 30,000 square feet of retail space.

The demolition work on the site started earlier this year and the development team expects to start construction in the fall.

If completed, the alloy block is expected to contain more than 1,000 houses, with 200 reserved as permanently affordable. The electric tower at 505 State Street was completed in July 2024. The developers insured $ 290 million to replace a construction loan of $ 210 million in December.
