Victoria builds up more houses than any other state, but a shocking shake-up at the top has again drawn the Builder ranking.
Victoria has overtaken every other state for a new home building, where AHB group climbs to number one in the state as growthorridors stream ahead.
From the Hia Colorbond Steel Housing 100 report, Victoria shows that more than 20,000 home started in 2024/25, almost a third of the national activities and the largest share of each state.
AHB Group was the striking executor, who climbed nationally to the fifth with nearly 2900 Starts and in -metricon in the largest builder in Victoria.

The arm soho living in the average density is central to that growth.
Director Pas Garofalo said that the focus was on feasible houses for everyday families.
“Manuals and compact houses with one floor prove the Sweet Spot,” said Mr Garofalo.
“That is where budgets extend, and that is where developers work with us to bring out delivery.”
But he warned that Victoria was in the risk of haunting density at the expense of family houses.
AHB group director Pas Garofalo says that mansions and smaller houses are the sweet spot, because AHB catches up metricon in Victoria.
“Greenfield releases, and there is an ideological tilt to towers,” he said.
“Apartments are not automatically cheaper, in some cases the entrance fee pushes to the million dollars. The danger is overdevelopment in the wrong places.”
Mr Garafolo said that the next challenge was to ensure that a long -standing land was available as the question recovered.
“If the title does not come through, buyers will hurry and the prices will rise,” he said.
Mr Garofalo said that Victoria could not afford to neglect his growthorridors if the housing goals wanted to achieve.
“A balanced pipeline needs both mansions and detached houses,” he said.
“Victorians still want a back garden, and we can deliver that at affordable price points if approvals and maintenance keep pace.”
Metricon, who after a decade with 4015 Starts remains the largest builder in the country, was first overtaken by AHB in Victoria.
Brad Duggan, Chief Executive of Metricon, says that the builder remains the biggest detached home player of Victoria, despite the fact that he generally slips to number 2.

“We remain the biggest detached home builder of Victoria, that is our core focus,” said Mr. Duggan.
“But we certainly build the possibility in average density.”
Mr Duggan said that Victoria had the depth to recover strongly after five difficult years.
“Investors’ question grows month after month, and the land prizes here are competitive compared to some smaller capitals,” he said.
“We think Victoria is set for a revival,” said Mr. Duggan.

“Knockdown rebuilds had also become a decisive characteristic of the market of the state and it is pure economy, it is cheaper to rebuild on the country that you already own.”
Mr Duggan said that projects with a higher density had added some offer to the Victoria market, but were often not on the market.
“Too many mansions with three beds, two bathrooms are supplied with only one car foam at car-dependent locations,” said Mr. Duggan.
“They only choose families because this is the only affordable option in the neighborhood, not because that is what they want.”
Although the success of AHB Group and Metricon has led the new builds of the state, other parts of Melbourne miss.
Obrien Real Estate Rowville director Adam Sorrell says that Melbourne families in the outer east are desperate to stay locally, but approvals and costs suffocate new builds.

“A typical family house with four bedrooms will continue 20 to 40 groups and attract several offers,” he said.
“The question is strong; entries are thin.”
