According to Compass’ weekly report, two of the 22 – 14 apartments, seven houses and one co-op – were signed between February 9 and 15 for a total contract volume of $66 million. The week before, 27 contracts were signed for a total contract volume of $94 million.
Luxury homes that went into contract last week had an average asking price of $2.6 million, an average price per square foot of $1,445 and an average number of days on market of 103.
The best deal was for Penthouse 3A at Two Trees’ One Domino Square on the Williamsburg waterfront. The apartment had a final asking price of $7 million. If the deal closes at that price, the $3,313 per square foot would be a neighborhood record.
Another apartment in the project at 8 South 4th Street holds the current record after Penthouse 1A sold last year for $7.5 million, or $3,046 per square foot.
Penthouse 3A spans over 2,100 square feet and features three bedrooms, three bathrooms and nearly 1,000 square feet of rooftop outdoor space. The Irish design brand Orior has furnished the turn-key apartment.
Sales director Aaron Goed has overseen an internal sales approach to the project, where more than two-thirds of the 160 units have been sold. The development is part of the larger Two Trees development site that includes and surrounds the old Domino Sugar refinery.
The second most expensive contract signed last week was for an apartment at 185 Plymouth Street in Dumbo, asking $5.5 million. The home last sold in 2018 for $5.1 million.
The attic space spans approximately 3,500 square feet and features exposed brick, original wood columns and 15-foot ceilings. Unit 2S comes with four beds, three bathrooms and a 43-foot-wide great room framed by floor-to-ceiling windows.
There is a private outdoor terrace with built-in grill. The primary suite features a walk-in closet, double sinks, extra-large shower stall and a bathtub. The home also has a walk-in laundry room and two attic spaces.
