Homeowners who want to undertake a double occupation project must find the process more streamlined after an update of legislation for planning planning.
The Victorian state government has implemented the new mansion and the low -build code with basic design requirements and a ‘deemed to satisfy’.
“The changes will ensure a more efficient and a certain process for planning and approving a double occupation or mansion development,” explains Richard Hobby, Victorian sales manager, Boutique houses.
For boutique homes, which have a long track record to help people through every step in the home construction trip, Hobby says that it will make the experience a lot less difficult for homeowners and investors.
“Often the process to reach a planning permit can drag more than six months, but this can reduce that to about three months,” he says.
Changes for more certainty
According to the new code, the new approval process of the permit is streamlined by providing a ‘codified’ aka ‘to comply with the assessment criteria for applications for planning permit.
This therefore requires that the Council issues a permit (within the relevant zone and overlay criteria) if all relevant design standards are met.
This is designed to offer greater efficiency and security in decision -making in advance.
This reduces the discretion of the Council as standard in assessing individual planning applications and reduces the external professional rights of objectors.
This allows the Council only to take into account the relevant decision -making guidelines that are linked to each standard if the standard is not met.
By complying with these requirements, a permit must be granted without being subject to frustrating objections and hold-ups.
When meeting these requirements, “you must ensure that you have the right setbacks from the street, the correct coverage of the site, good bedrooms and lots of light,” says Hobby.
“The code requires neighbors to be protected against overshadowing, and there must be a minimum amount of tree coverage to guarantee a minimal impact on the street scene and facilities.”
“These changes will open the possibilities for families and investors to consider a double occupation; an option that they did not think before it was possible. Again, I am sure people are aware of the code, there will be an increase in the demand for the development of several units,” he says.
“It’s the perfect time to get started before the things really warm up.”
The benefits of double occupation
Developments with double occupancy rate grow in popularity in the inner cities of Melbourne, because owners try to maximize the potential of their country.
“It’s a good investment option because you can unlock equity,” says Hobby.
“You can build one real estate to live in and one for selling or renting out.”
Hobby says that some people choose to bring down an older, single home and build two houses next to each other with a shared wall in between.
“More than just a great investment option, we see people who shrink and want to build a beautiful new house at the location they already live,” he says.
“We see people who shrink and want to build a beautiful new home in the place where they already live,” he says.
“Some people have growing teenagers and need a more modern house, but want to stay in their environment for school.”

To navigate the permit process, to make smart design decisions and to get the most return on the investment, it makes the right, expert support of experts the difference.
Hobby says that Boutique Homes has all the ins and outs of double occupations and works with customers at every step.
