What 5 plumbing visits me about a leaking sink – Living room Realty

We have all been there – the moment you realize that there is a small lake that forms under your sink. After the deep sigh you start to try to solve problems. Is it the hand sprayer? Did we just split too much water near the fixture last night with that large dinner? Or can it be something worse, such as the pipes that fail? Unfortunately, leaks can be elusive and solving problems can sometimes take weeks to find out what the real problem is. If you are just like me, I don’t want to call a plumber or HandyPerson in case it is an easy solution. So I throw a ScheurtoWel (and finally a tupperware after the Scheptowel starts to soak daily) while I observe. In this case it was after about six refuted theories and four weeks to call in a specialist. Okay, I admit that I started with a Handyperson who turned out to be a dead end – and then I called a plumber. After five visits from two different plumbers, this is what I have learned:

1. Leaks can be elusive. They can be difficult to recreate when a plumber is present. If possible, try to make a video of the active leak using your phone with Flash.

2. Solve problems and present a few theories. Because you use it every day and observe the leak, you will have a better idea of what can go wrong.

3. Document while you go. I discovered that it was difficult to remember all the details at the fourth visit, which we had already tried and what the problem could cause. If I took a few notes while I went, it would have made things easier to summarize.

4. Hand sprayers are notorious for leaks. Side sprayers versus sprayers in particular built into the head. Silent nozzles tend to drip water down when she puts them back in their holder. In the end we cut off our sidecar and started to a fixture where the sprayer is built in. Much more usable and possibly water drips directly into the sink.

5. Rejuvenation reports do not last and they are not behind their products. Controversial, I am sure. But once I had accepted that the problem was our fixed value, I looked at replacing the same, updated model of rejuvenation – although I felt that they were not long, the design is so good. It was not only 4x as much as the Moen nature with which we went, but it would have taken two months to arrive and they did not offer returns. In my experience, their customer service is also missing.

6. Many spray exhaust lines miss a rubber gasket under the cap. It will eventually fail and cause a leak. One of the three (really beautiful) plumbers that we had has a background in commercial sanitary. He had installed a hundred luminaires for large office and apartment buildings and saw this problem time and time again. Easy to add to your list of problem solving theory for the future.

Another farewell: home guarantees can be worth it if you have an older system (that is: older sanitair, ac, etc. the 90s). Make sure you select the correct coverage (or ask your broker). Plumbers, contractors and specialists also earn respect and patience; We are all human and we all do our best.

If you are dealing with headache from home and needs advice or recommendations from contractors – Do not hesitate to contact us. I am happy to help you strategize, solve problems and to call in expert support when needed. You can reach me on 971.371.0203 or @kcb_portland.
