Well-known builder sells demolished riverside property for record $25 million – realestate.com.au

Rob and Meghan Gray have sold their riverfront home for a new Brisbane record of $25 million.


Celebrity builder Rob Gray has sold his riverside knockdown for a new Brisbane record $25 million – three times what he paid for it three years ago.

The co-founder of luxury developer Graya and his wife Meghan bought the property at 17 Julius St, New Farm, for $8.5 million in 2022, and have not made any improvements to it since.

The 688sqm site featured a three-storey, four-bedroom house built in 1995 and offering uninterrupted panoramic views of the Brisbane River, Story Bridge and the city skyline.

It’s understood a local buyer already familiar with Graya paid the eye-watering price during low-key negotiations conducted by Jordan Navybox and James Navybox of Cohen Handler and Whitefox Real Estate – and has plans for a new Graya-built trophy home on the property.

Mr Gray declined to comment on the transaction when contacted but confirmed the property had been sold.

Records show the couple received approval for demolition of the existing home in 2024, and recent activity at the site shows Graya is preparing for construction activities.

The previous record for a home sale in Brisbane was 32 Sutherland Ave, Ascot, which sold for $23 million in November last year.

Brisbane’s average house price surpassed $1 million earlier this year and now stands at $1.126 million, according to PropTrack – the second most expensive capital after Sydney.

Gray had hoped to build four luxury apartments on the site, but his plans were rejected by the council earlier this year.

Brisbane City Council refused the development application for the five-storey building in June, saying it was too large and bulky for the site and too close to the Brisbane River.

Mr Gray appealed to the Planning and Environment Court the following month, but that was also rejected.

The Grays currently live in a luxury five-bedroom, five-bathroom home in Ascot that Graya built in partnership with Purdy Developments.

They paid about $8.8 million for the property in a deal that closed in October.

The couple also recently welcomed their second child: a toddler sister, Hayes.

Andrew and Rob Gray work together in their company Graya Constructions and have built homes for Brisbane Broncos player Darius Boyd, former Wallabies captain Stephen Moore and model Erin McNaught.
