65 Victoria Rd, Bellevue Hill, which comes with an oversized swimming pool and championship tennis court, is priced at $40 million for auction on December 3.
Venture capitalist Clayton Larcombe, head of AI powerhouse Pacific Partners, and his property stylist Kyara auctioned their impressive Bellevue Hill mansion on December 3.
TRG founder Gavin Rubinstein has a $40 million guide for the stunning circa-1930s property on an expansive 1,700 sqm site at 65 Victoria Rd, which has a perfect north-east aspect.
It was Rubinstein who sold the property to them just three years ago for $33,500,000. The home was previously owned by Valiant Hire owner Michael Sternberg.
Shortly after their purchase, the Larcombes worked with acclaimed architect Rob Mills Architecture to transform it into one of Bellevue Hill’s premier private estates: a substantial 1,243 m² building including a basement with eight-car garages, a new 12 by 5 meter swimming pool and a full-size tennis court.

Sydney’s best sale of the year
The house is being sold with approved plans to transform it into one of Bellevue Hill’s premier private estates.
A new tennis court and swimming pool.
And an eight-car garage and gym in the basement.
But after receiving approval for the development, they opted to sell it due to their growing work commitments.
Rubinstein says: “Kyara’s business, The Property Stylist, which in my opinion is the best property stylist company in Sydney, has grown exponentially over the last twelve months, and Clayton is expanding into the Middle East.
“They are very time poor and also raising children, and now prefer to buy something that is already finished.”
An article in CEO Middle East magazine reads: ‘Clayton Larcombe’s Pacific Partners: the AI powerhouse reshaping venture capital in the Middle East and beyond’.
It reports that Larcombe’s global finance career began on the trading floors of Morgan Stanley and JP Morgan, but something was missing.
“I didn’t really want to climb the corporate ladder anymore,” he says.
This led him to found his own company, which is now making significant progress globally with its focus on AI-driven disruption.
The existing house has large windows that let in natural light.
It features multiple indoor and outdoor entertainment areas.
It is full of character and charm.
The listing describes the property, which currently offers five bedrooms, four bathrooms and an eight-car garage, as “an exceptional opportunity” to secure a historic Bellevue Hill home in one of Sydney’s most exclusive blue-ribbon enclaves.
“Rich in history and timeless antique elegance, it reveals grand proportions and showcases a traditional layout enhanced by high ceilings, beautiful period fixtures and extra-wide windows that let in abundant natural light,” the blurb advises.
It comes with stately formal and informal living and dining areas for large-scale entertaining, with an interior that flows into a flat rear garden with an existing oversized swimming pool, a championship tennis court and manicured gardens with hedges.
The updated eat-in kitchen is equipped with gas range and stainless steel appliances.
Four of the five bedrooms are on the top floor, including a grand master with ensuite.
The driveway on the side leads to a double lockable garage and ample parking on site.
Other highlights include a home office and study, a gym and extensive storage space.
