The suburban dream of a house on a quarter hectare block close to the city is not yet dead-it is just rare and more expensive than ever.
Analysis of proptrack data shows larger than average bulletin packages near one of the capitals of Queensland, becoming rarer and more valuable, but they still exist within 15 km of Brisbane’s CBD.
In Brisbane, Fig Tree Pocket has the largest average blocks close to the city center with an average of 952 m², but the median house price in the suburb is $ 1.8 million.

Proptrack senior economist Angus Moore said that high real estate prices and the scarcity of large blocks meant that most buyers usually had to look further, but there were still options closer to the city.
Many of the suburbs with the largest average block sizes close to a CBD in Queensland were well established, with few new housing goods or subdivisions, Mr Moore noticed.
“Fig Tree Pocket does not build new houses,” he said. “It is an established suburb that reflects older subdivisions and older approaches.
