Trammell Crow Co. Bouw on West 101 Logistics Center, the newest project in Phoenix. After completion, the industrial park will be more than 1 million square foot in five buildings. An estimated delivery date for development has been established for the following summer.
The building sizes vary between 169,992 square base and 311,853 square base. Four of the five buildings have a 32-foot clear height, but building 3, the largest facility on campus, has a clear height of 36 feet. The site also offers a mix of rear, front and cross-dock loading to accommodate various logistics operations.
Each building includes sufficient parking space, spec office space, LED lighting, doors at grad level and HVAC systems. All five facilities will be available for sale or lease, with CBRE handling marketing and leasing efforts. La Caisse (formerly CDPQ) offers project debt financing.

Driven by the demand for distribution facility, this year’s net absorption reached 4.4 million square feet this year, according to the latter CBRE Phoenix Industrial Report. The data shows that the vacancy rate has fallen, stimulated by an increase in tenant activity. This strong question has led to Trammell Crow continuing the project, because the area becomes an industrial hub, according to the prepared comments from vice -president Brady Maus.
Located along Arizona State Route 101 and East Indian School Road, the site is 12 miles from the Phoenix Sky Harbor International Airport and just over 17 miles outside the center of Phoenix. With the location along Loop 101, the building is connected to other cities in Arizona, including Glendale, Mesa and Scottsdale.
Trammell Crow’s Projects
Since the foundation, Trammell has developed or adopted 3,000 buildings in 1948. From March, the company’s project pipeline was appreciated at $ 12.8 billion. In July, Trammell announced the start of the construction for a double 804,283 square foot industrial facility in Socorro, Texas. The project was developed in collaboration with Barings and is planned to come online in July 2026.
Last week Trammell started the construction of another industrial development in Canby, Ore., With Affinius Capital. After completion at the beginning of 2027, Sequoia Logistics Center will have a total of almost 800,000 square feet.
