A Townsville house has sold for just $80,000 – less than most people need to save for a mortgage deposit and the cheapest in the region this week.

The property is aimed at older residents looking for a safe and affordable home, and while it is somewhat unconventional, it comes at a time when the average house price in Townsville increased by 17.23 per cent to $600,000 in just one year.

The relatively low price of the house reflects that it is a permanent caravan with an attached outbuilding, located in a resort-style complex for over-50s buyers.

It was listed by @Realty agent Gerard Black as a front office space attached to a sturdy outbuilding, which lets in light and breeze while keeping the weather out and provides additional usable living space.

The outbuilding connects to the fully air-conditioned and recently painted caravan, where the kitchen, dining room and bedroom are located.

Onsite managers maintain the resort’s facilities, including a swimming pool, BBQ area and mailboxes.

Buyers pay a weekly site fee of $223, covering water, sewer and waste disposal, while electricity is individually metered and charged weekly.

Residents will not have to pay council rates or entry and exit fees, and owners will keep 100 percent of any capital gains.

A rental valuation showed the house could fetch between €500 and €530 per week, potentially covering most running costs. Rental income is comparable to two-bedroom townhouses in neighboring Cairns.
