Sam Butler and Craig Sidey have seen Wavell Heights transform over the past four years, with older houses that make way for new builds that have sold for more than $ 3 million.

The suburb has a median house price of $ 1,475 million, an increase of 98.1 percent since the start of the COVID-19 Pandemie in early 2020.

At the time, the average house cost $ 744,500, under the affordability of $ 750,000.

But even now the family -friendly suburb is considered undervalued, according to research from suburbdata.

Research showed that the suburb was around $ 5000 cheaper than the adjacent suburbs.

“We fell in love with the street and the house instead of the suburb,” said Craig, adding that the “canopy trees” on the street sold them on the house.

The couple, who has three boys, George, 7, Tom, 5 and Reggie, 1, bought their 10 Nind St -Aonroend Good in April 2021.

It was the second house of the couples in the suburb, they said it was populated by young families.

The couples at home on 10 Nind St Wavell Heights will go to an auction on September 6

“I think because Wavell Heights is not subject to character list, buying up developers, taking it down and building these new modern houses,” Sam said.

The couple has now bought Waters on the Gold Coast in Benowa Waters with Craig to take over it as the owner of the Burdell Harvey Norman Store.

“We wouldn’t sell if we didn’t have to, but we can only have so many debts,” Craig joked.

The couple said that, in addition to the ‘great’ community, the accessibility of the suburb was a peak.

“Craig traveled a bit with work, so access to the airport was important and you can jump in the tunnel and be in the city within 10 minutes,” Sam said.

“Plus there are Westfield Chermide and top schools in the area.”

Craig said that the accessibility of the suburbs of both coasts, the city and the airport meant that it was undervalued.

“In principle, you can stand on one of the most important routes in 5-10 minutes,” he said.

“Even go closer to one suburb and you have to go back to go to the tunnel.”

The couple added that the gentrification of the surrounding suburbs such as Stafford Heights and Everton Park had performed the liveability of suburbs such as Wavell Heights.

“Some suburbs have been completely redeveloped,” Sam said.

“The (Wavell Heights) is perfectly positioned.”

Place Ascot agent Patrick McKinnon, who brings the family’s house on the market, said that Wavell Heights was always undervalued, given the proximity of the airport and the city.

“But there has now been many developer activities and a few sales of more than $ 3 million,” he said.

“And if you look at outskirts such as Hendra and Ascot, you go out $ 4- $ 5 million and you won’t get that big block.

“Everyone wants that larger block that is still close to the good schools and in Wavell Heights, you get more value for money.”
