DeAgon is a surprise recording in the Top 10 Lifestyle Suburbs list for Queensland.

One lonely suburb of Brisbane holds its own against the coasts of Gold and Sunshine, mentioned in the best markets for lifestyle and growth in Southeast -Queensland.

The MCG Four Pillar Lifestyle Index ranked four Gold Coast and five Sunshine Coast Suburbs in the SEQ Top 10, with DeAgon, the only suburb of Brisbane who made the list, which came in eighth place.

The research, commissioned by MCG Quantity Surveyors using suburbtrends data, analyzed Australian markets using four important lifestyle factors of beach access, natural environment, urban facilities and family friendliness, covered with long-term price statistics.

The ten “all-rounder” regions marry a strong lifestyle appeal power with some of the most resilient price growth in Australia.

MCG Quantity Surveyors director Mike Mortlock said that the goal of the research was to discover the suburbs in Australia with the Lifestyle offer plus growth potential in the long term.

“The markets that have turned out to be more consistent growth have ingrained lifestyle components,” he said.

DeAgon, with a median listing price of $ 650,000, reduced one suburb of Moreton Bay and a 30-minute commuting of the CBD from the CBD.

Jacqui McKeering from McKeering Real Estate said that DeAgon had long been ‘a bit of a secret’ on the real estate market in Brisbane.

“Nobody really goes looking for Deagon – they discover it,” she said.

“When people come to the suburbs of Baysside, they relate to Brighton, because so many beautiful seaside resorts around the world have the name Brighton.”

“Then they find Deagon and can see the real benefits with the railway line there, good school students and the proximity of private schools in the area.”

“What buyers also love is that it can be closer to the city center of Sandgate and the water than some parts of Sandgate.”

Mrs. McKeering said that DeAgon was popular with families and downsizers, although first home buyers from the market were priced as the real estate values rose.

“It is much more affordable than its richer neighbors, including Shorncliffe and Sandgate, but still within walking distance of all lifestyle attractions,” she said.

“Many young families such as Deagon because they can get more for Buck.

“There are many newer houses compared to Shorncliffe and Sandgate and many lows that match the down sizers.

“As the suburb of an investment, it also ticks many boxes.”

Mrs. McKeering said that Deeagon had a good chance for future development and price growth.

“If you are close to the bay and public transport, you will see it on,” she said.

Mudgeeraba bonogin achieved first place thanks to the balance between area and access to the city of Plus the proximity of facilities, Burleigh Beach and Tallebudgera Creek.

The report regarded the area as in a central range prize bracket with houses mentioned for $ 1.295 million on average.

Kahlee Townsend of Ray White Robina said she could no longer agree with her piece of Mudgeeraba – Bonogin was called number one.

“I believe it is very undervalued for what you get,” she said. “It has that mix of area and residential, proximity of transports and school, and you are 15 minutes to the beach, hospitals and shopping centers.”

This four -bed on 59 Rainbow Drive, Mudgeeraba, is located on a block of 852m² and sold for $ 1.51 million on July 29, 2025.

“There is an old -fashioned sense of community, with new age accessibility.”

Mrs. Townsend said after trembling, buyers were more attracted to the hinterland who lived in search of more land and simpler life.

“Because of the volume people who go to the golden jacket, it is pretty busy, so the hinterland gives that slower, calming environment that many people are really looking for,” she said.

“To get to the outskirts of the beach now, you have to compromise, but the prices go through the roof.

“Buyers want land.

“The need for double living is becoming increasingly clear, with affordability and availability tightening.

“ACREAGE can offer that double setup, either for extra income, helping older parents or children to get on the market.”

In the national Lifestyle -Index viewed to SA3 markets, two Queensland regions achieved the top 10.

Townsville was number 6 and Southport was number 9.

Mr Mortlock said that the lifestyle index with four pillar differences differed from the recent series of reports from the buyer agents who swirled the internet.

DeAgon has all the indicators for what a good game in the long term is for a lifestyle suburb, the report found.

He said that many of these reports were short -sighted, who discovered “spreadsheet -chats”: locations that looked good on paper, but were not always sustainable places to have ownership for decades.

“These reports normally look at short -term, available data,” he said. “This often gives a series of predictors in the short term, but they do not always indicate what a good game will be in the long term.”

“And, given the high transaction costs in real estate, that is usually what a property buys, whether it is a house or an investment. It is a very long -term game.”

Mr Mortlock said that the MCG report has considered a series of statistics that had positive influences on the value of real estate in the long term, but that unlikely factors would be changed by short forces.

“We looked at factors that are always in demand,” he said.

“They are attributes that help markets to perform better in the long term. We know that buyers will pay a premium to have them.”

Functions that were searched for year after year by house seekers included easy access to beaches, facilities, job hubs and top schools.

“All pillars we looked at were attributes that brokers have historically emphasized as the most relevant points for home buyers,” said Mortlock.
