The next wave of new homes in Fort Lauderdale is all about wellness

H18 partners with The Curated Collection Group to introduce Fort Lauderdale’s first fully wellness-driven pre-construction home collection.

The limited series includes six individually designed, detached homes located in one of Fort Lauderdale’s most desirable and walkable neighborhoods, Victoria Park, a walkable residential neighborhood just minutes from Las Olas, downtown and the beach.

Rather than positioning wellness as an optional upgrade or a separate component, H18 has made it the organizing principle behind each home in the collection.

The approach differentiates the project within Fort Lauderdale’s new construction landscape and reflects broader changes in buyer priorities around health, longevity and everyday livability.

Wellness-forward design built into every home

Each home is conceived as a private wellness retreat, with design decisions focused on physical health and mental clarity.

The homes feature biophilic architecture, natural materials and circadian supportive lighting systems intended to support healthier daily rhythms. Advanced air and water purification systems are integrated throughout the homes.

Dedicated wellness and recovery areas are part of the core layouts, offering flexibility for fitness, mindfulness or restorative use. Spa-inspired primary suites enhance the concept, with the ability to integrate features such as saunas and cold pools directly into the home environment.

Boutique representation led by Fort Lauderdale advisors

The project is exclusively represented by The Curated Collection Group, led by ONE Sotheby’s International Realty advisors Lori Suarez and Jay Granieri.

Together they bring more than 40 years of experience living and working in Fort Lauderdale, with a focus on boutique, design-forward new developments.

“Wellness has gone from a nice-to-have to a fundamental requirement for many buyers we work with,” said Lori Suarez, co-founder of The Curated Collection Group.

Jay Granieri added, “People want environments that support better sleep, stress reduction and longevity. That mindset is shaping how the next generation of luxury homes are built,” pointing to the growing demand for homes that support long-term wellbeing – factors that are increasingly shaping how luxury homes are designed.

A walkable area in Fort Lauderdale with access to the entire city

The homes are located in Victoria Park, a walkable residential area of Fort Lauderdale known for its tree-lined streets and low-rise character.

The area offers a balance of privacy and accessibility, with close proximity to Las Olas, Flagler Village, downtown Fort Lauderdale and the beach making it a natural fit for a wellness-focused residential concept.

The neighborhood has long been a favorite with buyers seeking a city-adjacent lifestyle without high-density development. The neighborhood offers a quieter living environment while remaining closely connected to the city’s cultural, dining and waterfront destinations.

Six homes priced from $1.85 million to $4 million

The floor plans of the six homes range from four to six bedrooms, with bathrooms ranging from three full and one half bathrooms to seven full bathrooms.
