The New Growth Corridor: Where Smart Buyers Find Value in 2025

With prices in Sydney’s more established suburbs out of reach for many, buyers are thinking outside the box to get the home of their dreams.

First home buyers and young families in particular are turning their attention to South West Sydney’s growth corridor, where infrastructure, transport, employment hubs and new neighborhoods are developing rapidly.

“South West Sydney is experiencing incredible momentum, with new infrastructure and investment driving strong growth across the region,” said Thomas Miles, head of sales at Castle Group.

“It is fast becoming one of Sydney’s most connected and desirable areas for new homeowners.

A huge mix of projects, including the Western Sydney International Airport, the M12 motorway and the South West Rail Link Extension, are in various stages of progress.

This boom will attract many young buyers to the area in 2025 KPMG Enterprising Cities report The findings showed that almost 20,000 twenty-somethings moved to Western Sydney by 2024.

Meeting this demand is some brand new Castle Group neighborhoods for residents – particularly in Austral and Leppington.

“The infrastructure is changing the way people live and move every day, shifting Austral and Leppington from ‘fringe areas’ to a true growth hub with jobs, transport and services close by,” Mr Miles said.

Five new neighborhoods to choose from

In Austral and Leppington, Castle Group is bringing five new neighborhoods to life to offer buyers a wide variety of choices.

These are Bloomfield, Central Grove, Ed Ave And Kemp’s Estate in Australia, and Valley rise in Leppington.

“Leppington and Austral are giving first home buyers and families the opportunity to live in a new part of Sydney that is being planned around lifestyle, where green open spaces, everyday convenience and community connection come together in a vibrant, family-friendly environment,” says Mr Miles.

Buyers can choose the perfect land size for their needs, ranging from approximately 250 m² to over 450 m², with building-ready land available in some areas.

Prices range from $659,000 to $935,000* and house and land packages start from $1.22 million.*

“For young families and first home buyers, the opportunity to own a detached house with room to grow, and not just an apartment, is a major draw,” he says.

Benefits of the daily lifestyle

The Southwest Corridor not only gives people the opportunity to purchase land and build their dream home, but also to access the range of amenities they need every day.

“All of our neighborhoods are positioned for everyday convenience, with close proximity to schools, shops, parks and public transport,” Mr Miles said.

New shopping centers, parks, playing fields and childcare centers are in the works.

Meanwhile, Austral and Leppington are also close to the Liverpool CBD and the new Bradford City Centre.

“So buyers see it not only as an affordable way to enter Sydney’s current market, but also as a strategic place to live or invest, where jobs and amenities are rapidly emerging,” he says.

With easy access to parks, schools, shopping and more, Castle Group’s South West Corridor neighborhoods offer the lifestyle buyers are looking for.

An economic center of the future

Buyers interested in Austral and Leppington have the opportunity to enter the area before major infrastructure is completed and demand grows.

The M12 motorway will improve east-west connections, while the Western Sydney International Airport Metro line and the proposed South West Rail Link extension will strengthen public transport.

“Locally, the $1 billion FAST Corridor along Fifteenth Avenue will connect Liverpool to the new airport, close to where many of our neighborhoods are located,” he says.

With new employment centers such as the airport and the proposed Aerotropolis and Mamre Road Industrial Precinct on the map, the KPMG Enterprising Cities report finds that 173,000 new jobs will be created in Western Sydney over the next five years.

“That’s what underpins the long-term story of provision and growth for Austral and Leppington,” says Miles.
