Buyers must purchase on average 150 competitors according to new data from Proptrack to break a house in some suburbs of Sydney.

The data revealed the upper areas of the average number of important questions for a property.

Two adjacent western suburbs were at the top of the list, with Werrington on average 150 important questions per offer and St Marys on average 144.

He said that the interest in the area was “raised” in recent months, with a new infrastructure that contributed to the profession for buyers.

“You not only work directly with homeowners, you also work with developers and investors, so there are questions from different categories,” he said.

“Buying investors in the area because of the new metro that is under construction and will be the most important exchange of the coming airport.

“But then you also have your first buyers from home.”

Mr Diamantidis said that such a question, combined with a low supply, has driven the price growth in the area.

“In the past three months we now see that it will be very rare if we sell a property below $ 1 million,” he said.

“Compared to 12 months ago, you could probably pick up something for $ 700,000-800,000.

“23 years ago I sold houses for $ 160,000, or even less.”

The enormous levels of studies have also ensured very competitive auctions.

Mr Diamantidis said that auctions in St. Marys were on average between 10-15 registered bidders.

“The last one we did had 22 and eventually sold more than $ 500,000 above reserve,” he said.

At the end of July, a Canberra ST -Zero -good in the hands of the same St Marys family for 76 years sold for $ 3,515 million, $ 515,000 above reserve.

The winning bidder was an investor and developer who is supposed to plan mansions for the site.

The data from Proptrack also showed strong questions for Eastern Suburbs Properties, with Rose Bay, Coogee and Bronte that crack the top ten.
