Planning changes in the north of Canberra can add up to 1000 houses along an important light rail zone.

The ACT government has implemented reforms of the planning planning that are aimed at engaging new homes along transit corridors in Downer and Watson.

The Major Plan Amendement (DPA09) Northern Gateway Reform design proposes re -use places in the neighborhood of Northbourne Avenue and the Federal Highway to make more homes possible for average density.

The move follows on the broader plan of the territory government to grow homes for average density in areas that are well connected to public transport.

According to the government, these areas within Downner and Watson were identified as important locations for growth in the strategy of the inner and city district. If adopted, the reform can make up to 1000 new houses along the busy corridor possible.

As part of the reform, new maximum permitted building heights are proposed. Areas that are re -established to RZ4 would be limited to three floors, with the exception of blocks in Downer close to Northbourne Avenue and south of the Barton Highway, which would be limited to five floors.

Areas that are re-founded in Watson would have the maximum permitted height that is reduced to 8.5 meters-the existing two-storey limit.

“Transit Oriented Development is an important part of the government’s planning reforms to make 30,000 new houses possible in 2030,” said Act Minister for Planning and Sustainable Development Chris Steel.

“We have already seen that investments in Lightrail are a strong catalyst for new homes that are being built along the southern side of Northbourne Avenue.

“These destination changes can be built up to an additional 1000 well -located houses in the northern end of the corridor, right next to existing Lightrail stops in Swinden Street and Phillip Avenue.”

The government of the territory also plans to promote individual planning changes in the Northern Gateway area, in the Thorough Bred Park district.

This district was also identified as a change in change in the strategy in the inner and city district strategy. The territory planning authority prepares a separate change in the draft plan for the entire district, which is expected to be released for a consultation later in 2025.
