The Block: Data shows brutal wait for unsold homes in Daylesford – realestate.com.au

The Block’s losing contestants could face a heartbreaking 140-day wait in mid-March to find out if they can make a cent from the auctions.

A disastrous finale to the hit TV show left four contestants in limbo: Can and Han (Hannah Thetford and Candace Wood) who worked at 4 Cedar Lane (House 2), as well as new parents Emma and Ben Cox who were the duo behind 5 Cedar Lane (House 1).

For participants who do sell on The Block, every dollar above the reserve is treated as prize money – so it should be tax-free.

That’s in addition to the approximately $16,800 salary paid to participants during filming, approximately $100 per day for twelve weeks.

But now that auction day is behind us, the situation is much bleaker for the duos who have not yet achieved a result.

PropTrack data shows that a typical Daylesford home waits as many as 139 days for a buyer.

Agents working on the sale have also acknowledged that homes in the area could take nine months to find a buyer.

Even from when home prices were announced 84 days ago, PropTrack data suggests there’s still a 55-day wait, almost two months.

And that’s assuming The Block’s auctions didn’t effectively kick off the sales efforts for the two remaining houses, which most would have assumed would be sold to Danny Wallis, Adrian Portelli or some other wealthy lister – based on recent seasons.

Even the show’s own history suggests it’s highly likely they’ll now wait until the new year.

When Dylan and Jenny failed to get a bidder under the hammer during the show’s Gisborne season in 2022, they waited for closure from early November to February the following year.

Ultimately, the home earned $3.9 million, significantly less than the $4.08 million reserve set on auction day.

At the time of the sale, Channel 9 declined to confirm whether the couple had received any money, but it was $180,000 less than their reserve, which in theory meant there was no payment.

In 2023, Leah and Ash Milton were also in limbo for months, waiting for the renovation of their 16 Charming St, Hampton East to sell.

The couple ended up with a relatively happy ending, with the final sale of $3.125 million being $155,000 above Channel 9’s reserve for the house.

But it wasn’t until late February the following year that an expat returned to Melbourne to make the purchase.

In Daylesford, both agents still working to sell a house for participants have warned it is not clear how long it will take to find a buyer at the $3.1 million level Channel 9 is looking for.

Aaron Hill of Ray White said he has had a lot of questions about Ben and Emma’s house after the auction, with about 30 or 40 calls since the weekend.

Mr Hill said it had not been ideal not to sell, but it was nice to see almost all that interest coming from mum and dad – rather than just the usual wealthy buyers.

“So we’re not far off, but we’re not at $3 million,” Mr. Hill said.

“It will happen, it will only be a matter of time.

“I just hope we can get a little money for the participants.”

Meanwhile, Natalie Fagan of Belle Property Daylesford said her agency had also conducted a series of follow-up calls with buyers who showed interest while the show was still airing, and with buyers who came forward in the aftermath of the auctions.

“It still provides an important opportunity for someone to come in and enjoy a very unique proposition,” Fagan said.

However, the real estate agent admitted that house sales in the regional city could take some time.

“The days on the market in Daylesford are longer, and there has never been five auctions in one day,” she said.

“It is not unusual for properties to remain on the market for three, six to nine months.

“There can be a rapid turnaround in Melbourne, but it’s not necessarily the same in our market.”

She added that after consulting with other agents, the house appeared to have had less general scrutiny, but those who had expressed interest had stronger purchasing prospects than most people.

Ms Fagan added that a rate cut next week by the Reserve Bank could well boost demand in regional Victoria, as previous cuts had done, and prove sufficient to generate additional sales in the Daylesford region.
