Increases for rent-stabilized apartments are today in force with the potential to influence the nearly a million stabilized units of New York City
New lease contracts and extensions that occur on or after October 1, 2025 to 30 September 2026 can see up to 3 percent for a year of lease contracts and up to 4.5 percent on two years of lease contracts, thanks to a 5-4 votes in July by the Rent Guidelines Council of which members were appointed by Mayor Eric Adams.
The increase is the fourth among mayor Adams and can meet 2.4 million tenants.
A protest goes to Gracie Mansion
Last night NYC rates organized by the New York State Tenant Bloc, Rent Justice Coalition, and Metropolitan Council on Housing Marched to Gracie Mansion to protest against the rental increase and to show support for democratic nominated Zohran Mamdani.
“A rental walk is the difference between putting food on the table and skipping meals between the loving New York City the city that we love and become a pronounced playground for the rich,” said CEA Weaver, director of the New York State tenant, in a statement.

Freeze the rent ‘for all four years’
