Property specialist Oliver Hume has revealed Sydney’s 10 best suburbs for first home buyers.
Due to their affordability compared to the rest of the market, Sydney’s suburbs in the west, northwest and southwest dominate the list, with Jordan Springs, Austral and Marsden Park identified as the top options for buyers looking for affordable homes in great locations.
The research combines the suburbs’ affordability, eligibility for government purchasing support, available supply and proximity to key infrastructure, meaning the most affordable suburb, Bradbury, is not necessarily considered the best place for first-time buyers.

Adam Duster, CEO of Oliver Hume’s MyFirstHome, said that while first home buyers had faced significant challenges in recent years, there were still plenty of opportunities for those willing to cast a wide net.
“For first-home buyers, it’s about getting your first home and holding on to it for the long term,” he says.
“The sooner you get started, the sooner you can start building your dream home.”

Oliver Hume chief economist Matt Bell said Sydney, as Australia’s least affordable capital, is struggling for first home buyers.
“You’re going to have to go a lot further from the CBD to find that affordable property,” he said.
“The suburbs on our list don’t just meet the affordability test; they support the everyday needs of buyers who want their first home to fit their lifestyle.
“These suburbs remain standout for buyers looking to maximize their down payment and gain access
government support programs, while still living in well-located and well-maintained communities.”

The report’s number one choice for first home buyers in Sydney was Jordan Springs, in the city of Penrith.
The suburb is 53km west of the CBD and has an average house price of $1 million, according to Oliver Hume.
One of the suburb’s key strengths, according to Oliver Hume, is its public transport links.
This house on Cropton St, Jordan Springs, sold for $1 million in September.
This Portsmouth Cct home sold in October for $983,000.
The suburb is particularly well connected via Penrith Station, which provides access to Central, Richmond and Bathurst.
Other strengths of the suburb mentioned were its ‘established community services’ and ‘family-friendly housing’.

The emerging suburb of Austral in Sydney’s south-west was Oliver Hume’s second best suburb for first home buyers.
The suburb, located in the city of Liverpool, has a reported average house price of $930,000.
With 497 listings in the past twelve months, the area has sufficient supply to keep prices relatively low.
This house on Crop Ave, Austral sold in September for $910.00.
This home in Seoul Ave, Austral, also sold in September for $940,000.
Oliver Hume called the region a “key growth area” with “continuing large-scale infrastructure and community developments”.
Austral is mainly connected via Leppington Station and offers direct trains to Parramatta, Liverpool and the Sydney CBD.

MARSDEN PARK

Marsden Park took bronze as Oliver Hume’s third best suburb for first home buyers.
A relatively new suburb, the area had 456 listings throughout the year and 136 in August alone.
A family home on Genoa St, Marsden Park, which sold for $1.08 million in December.
This Sylan St home also sold in December for $1.193 million.
It recorded a most recent median home price of $1,178,500.
The growing suburb’s new infrastructure, such as shopping centers and schools, part of the city of Blacktown in Sydney’s northwest, is part of its promising growth potential, according to Oliver Hume.
