Dane County Home Prices
October Home Prices in the Madison Area
- The price per square meter rose from $232 in October 2024 to $249 in October 2025, an increase of 7 percent.
- The average price rose from $458,000 to $497,000, an increase of 8 percent.
- The average price rose from $510,913 to $573,645, an increase of 12 percent.
House prices until October
- The price per square meter grew from $241 in the first ten months of 2024 to $252 in the first ten months of 2025, an increase of 5 percent.
- The average price this year rose from $476,050 to $485,000 – an increase of 2 percent.
- The average price this year rose from $537,340 to $566,238, an increase of 5 percent.
New MLS Listings
A total of 446 homes were for sale in Dane County in October, a decrease of 6 percent from the 476 homes in October 2024. Through the first ten months of the year, the number of single-family homes was up 2 percent from the previous year.

Accepted offers
Bids accepted were the highest of any October in the past four years, with buyers responding positively lower interest rates. A total of 422 homes were under contract in the Madison area in October, up 5 percent from 401 in October 2024. Through the first ten months of the year, accepted offers fell 1 percent.

Inventory of single-family homes
As of Nov. 10, a total of 766 homes were for sale in the Madison area, a 15% increase from 665 homes a year ago, and a 34% increase from 570 homes two years ago. While inventory is clearly improving, we still have only 1.9 months of supply of single-family homes in Dane County. This is one of the reasons why we predict that house prices will rise in the coming year.

Competitive offers
According to our preliminary data for the month of September, 29 percent of Dane County homes under contract in September received multiple offers. The chart below shows that competitive listings have fallen from 2022 levels, the peak year for multiple listings in our market. As inventory has improved over the past two years, competitive offerings are now getting closer to pre-pandemic (2019) levels.

Expired entries
Expired offers (those that don’t result in a sale) are also closer to pre-pandemic levels. During the month of October, a total of 726 single-family residential properties in Dane County expired without sales, a 14% increase from the 637 expired properties last year. The graph below shows that the number of expired listings in 2025 is still very low compared to most other years this century.

Days at the market
The number of days on market is also trending higher. The average number of days a single-family home was on the market in Dane County in October was 34 days, compared to 26 days a year ago. So far, days on market have averaged 30 days during the first 10 months of the year, compared to 25 days the year before.

Dane County Home Sales
Home sales in the Madison area rose slightly in October after accepted offers rose the month before. A total of 440 homes were sold (closed) in October, compared to 431 homes in October 2024. Year-to-date, home sales are down three-tenths of a percent from the year before.
