A new index confirms that the Geelong region offers Victoria’s best lifestyle suburbs for people who want to buy a house with a budget.
The MCG quantity that investigates four Pillar Lifestyle index reveals that four areas in the Geelong region are among the top 10 lifestyle markets in Victoria.
Among the SA2 regions, which are usually larger than individual suburbs, Barwon Heads-Armstrong Creek is at the top of the list, followed by Winchelsea and Newtown in second and third place. Torquay is on the ninth.

The suburbs surpassed Melbourne Bayside areas where house prices were higher.
The ranking underlines the long -term lifestyle decrease of beaches of the region, established urban facilities and family -friendliness, but is at the top in combination with the relative affordability of residential real estate.
A median prize of around $ 700,000 in Barwon Heads-Armstrong Creek takes the higher priced, popular coastal village with the affordability of Geelong’s largest active urban growth, where houses, shopping and schools all expand.
Landlocked Barwon Heads has an average house price of $ 1.5 million, while the typical houses of Armstrong Creek sell for $ 650,000.
Barwon Heads offers a small urban atmosphere with easy access to schools and not too far away shopping.
The index, which uses data on the suburbtrends, measures the liveability of each market, scored beach access, natural environment, urban facilities and community depth before the price statistics such as 10-year-old median price growth overload.
Access to the beach is a clear advantage in Geelong, where even the proximity of Newtown to the Waterkant of Corio Bay is seen as an advantage for home buyers, not to mention surfing beaches of world class from 13th beach to clocks.
But MCG director -director Mike Mortlock said that functions as the most desirable and wanted by home seekers were deemed year after year, including easy access to beaches, facilities, job hubs and top schools.
“They are attributes that help markets to perform better in the long term. We know that buyers will pay a premium to have them.”
Armstrong Creek Town Center is a fast -growing stores and business Hub Geelong’s Southern Corridor.
Victoria’s best lifestyle markets were often influenced by education than in the rest of the country, Mr Mortlock said.
“Schools make a big difference for the Victorian lifestyle,” he said.
“The proportion of people who want to go to private or top -way schools with a small catchment area is much higher and makes a much bigger difference.”
Bellarine Property Agent Peta Walter said that most people who moved to Barwon heads were looking for a lifestyle change.
“It is a small city and a small community and for young families and people who are new in the area, I think they like it that it is a smaller city, because if you don’t know anyone, it is fairly easy to immerse yourself in the community,” Walter said.
Iona College is one of Geelong’s newest private schools in Armstrong Creek.
“There is a lot to do in the field of sport or art, so many different groups that you can use in the city.”
But new public and private schools have helped coastal communities such as Barwon Heads and Torquay to become even more attractive.
“Of course you have your junior years (in Barwon Heads), but for high school the bus services are great for one of the schools in Geelong, Catholic, private or other schools that have just opened in Armstrong Creek,” said Walter.
“And then you have all the infrastructure that goes to Armstrong Creek to shopping and larger supermarkets, that makes it simply more accessible.”

While Oberon High School and Iona and Geelong Lutheran Hogescholen are relatively new secondary schools in Armstrong Creek (with more), the historical private schools in the city always said the most important reason why people in the city center of Newtown, said Whitford -agent Heidi Trempel.
Newtown is the home of Chilwell, Newtown and St Roberts Primary Schools and Top Private Schools The Geelong College, St Joseph’s and Sacred Heart Colleges.
“When we talk to people, they come to Newtown for the schools 90 percent of the time,” said Mrs. Trempel.
“Without a doubt it is the biggest drawcard.”

The leafy, blue-chip suburb is known for its lively lifestyle, with many parks, cafés, especially along Pakington St-and Recreation, such as Barwon River Paths.
The average house price of Newtown $ 1.1 million includes the range of housing options, from historic houses to modern developments.
“You do get the larger houses and you also get that history. It is something that is more wanted,” said Mrs. Trempel.
“When they come to Newtown, they really come for those schools.
“If it is primary school and they do not want to go to one of the private schools, they come for the zoning plans because they have a great reputation.”
There has been a shift in the purchasing demography in Torquay, in particular because the state government increased the costs of possessing investments and vacation property, said McCartney director Tim Carson.
Leafy Newtown was one of Victoria’s Top Lifestyle Suburbs. The house with four bedrooms on 18 Virginia St. is listed for sale with price home from $ 1.2 million to $ 1.32 million.
“Now it is likely that people shrink and people want to move,” said Carson.
“The investors and holiday home have certainly been a lot slower, purely because of the interest rates, land tax and compliance laws. We see a real shift to more people who go here.”
Mr Carson said that the development of more home in the suburbs and local private schools (both in Torquay and Armstrong Creek) opened the door for more people on the coast.
Carson said that families often followed each other to the coast, which encouraged more contraction as a new wave came up from the suburbs of Geelong.
“Many more people who have lived in Gravedale or Armstrong Creek take that next step to sell their place for $ 600,000, $ 700,000 and take that jump in the price tag of $ 900,000 to $ 1 million,” Carson said.
Young families set the next step in Torquay in property, such as the house with four bedrooms on 31 Briody Drive, Torquay, is offered for sale with a price heap of $ 999,000 to $ 1.05 million.
“Now that those interest rates have fallen a bit, they have more confidence that they can support it.
“The training is good and the infrastructure always improves, it just seems to be a really good destination.”
Winchelsea’s Surf Coast Hinterland location 20 minutes southwest of Geelong had created a lifestyle hotspot with affordable homes in the city, said Hayeswinckle director Michelle Winckle.
“It is half an hour for everything – it is so central – Winchelsea has received so much potential because it is there.”
The area has a median house price of $ 700,000.
