September 2025 Trends for Single Family Homes in the Madison Area

Home prices in Dane County rose by two of three measures in September, as home sales and the number of new homes increased. Here’s our transparent view of the single-family home market in Madison in September, along with our annual review for the first nine months of 2025.

Please note that all of our statistics come from the South Central Wisconsin MLS database.

Dane County Home Prices

September Home Prices in the Madison Area

  • The price per square meter fell slightly from $250 in September 2024 to $249 in September 2025, a decrease of three-tenths of a percent.
  • The average price rose from $462,500 to $482,000, an increase of 4 percent.
  • The average price rose from $535,468 to $550,768, an increase of 3 percent.

House prices until August

  • The price per square meter grew from $241 in the first nine months of 2024 to $253 in the first nine months of 2025, an increase of 5 percent.
  • The average price this year rose from $479,900 to $482,000 – an increase of four-tenths of a percent.
  • The average price this year rose from $540,354 to $565,366, an increase of 5 percent.
