SA’s most expensive home sales revealed for 2025 – realestate.com.au

Adelaide has had another banner year for prestige property sales, with SA’s top 20 list reaching a high of $11.2 million and a low of a whopping $6.5 million.

Data from Property Edge, which reveals the state’s most expensive residential settlements for 2025, shows that the most expensive transaction of the year was a character townhouse at 3 Victoria Ave, Unley Park.

Although the sale price was not made public, the sales database shows the buyer paid stamp duty on an $11.2 million transaction.

Sales agent Jamie Brown of Booth Real Estate said Adelaide’s prestige market was performing strongly.

“It’s consistent, very grounded, and there have never been as many reference points as there are now,” he said.

“The amount of $10 million, the eight-figure amount, is now really the basis for the top segment.

“It’s so broad now.

“They are absolutely everywhere, they don’t just hug the city fringe.”

He said there was an extraordinary amount of wealth in Adelaide, and they considered luxury real estate a wise investment.

“The market is so broad now: $10 million and up, and if it’s really special, we’re now talking about $15 million to $20 million.

“$13.5 million is the current record in Adelaide, and I think within two years there will be half a dozen in the $15 to $20 million range.”

He said he expected capital growth in prestige properties to continue for the foreseeable future, albeit at a more moderate pace than in recent years.

“It wouldn’t be impossible for anyone to say that the next five will be as good as the last five, otherwise we would outpace our other states, but I think it will be comfortably on the better side of the middle,” he said.

Fox Real Estate’s Nick Pelvay, who sold the year’s second-highest sale, the $11.17 million Edwin Tce, Gilberton, said prestige buyers still prefer convenience.

“If it’s brand new and more expensive, or if it’s been completely renovated from top to bottom by a reputable builder in a prime location, they seem to be snapped up very quickly and for big dollars,” he said.

“If there’s a lot of work to be done or there’s uncertainty about construction costs or if it’s going to take up people’s time, those properties tend to hang around a little longer, even if they’re in a prime location.

“I’ve sold 13 condos over $5 million this year, so that would indicate to me that the downsizers are on their way and they want quality, and then they’re selling their big houses.”

Mr. Pelvay said it would take something pretty big to shake buyer confidence at that price.

“The top end of the market is affected by the performance of the stock market, so if the stock markets suffer serious losses very quickly, the top end tends to get quite shy – and that affects everyone too, don’t forget,” he said.

Selling agent Stephanie Williams of Williams Real Estate said a different approach was needed when selling prestigious properties.

“Selecting the right agent and brand to reflect the prestige of the property is critical. If the partnership is not aligned, it will not work,” Ms Williams said.

“A prestigious property attracts affluent clients who have high expectations, are generally short on time and are keen to identify with a sales and marketing campaign and an agent who is aligned and reflects their lifestyle and values.

“To professionally market a prestige property, it is very important to maximize the appeal of the property and present the property in the best possible way.

“We then showcase the property using the very best images and videos to attract as many qualified buyers as possible to the property.

“Everything must be consistent and executed at the highest level, including signs, brochures, social media, print advertising and regular websites.”
