Best Australia Day Weekend Sale: This $2.1 million Sanctuary Lakes home went unconditional after a four-week campaign, with buyers drawn to the pool, outdoors and canal views.
A lakeside home in Sanctuary Lakes with a pool and stunning water views has vested for $2.1 million, one of the best sales of the Australia Day weekend.
The five-bedroom home at 59 Sanctuary Lakes South Boulevard was quoted at $2 million-$2.2 million before a local buyer secured the property, and the sale closed over the long weekend.
Nunzio Giunta of Barry Plant Point Cook said the buyer took decisive action.

“It was a great result and the house really epitomizes that Australian lifestyle,” Mr Giunta said.
“With the pool, outdoor space and lakeside location, it has all the makings of a beautiful family home and something Australians really connect with.”
Due to inspections during the campaign, the house attracted more than twenty groups, with three to four buyers showing genuine interest.
Mr Giunta said competition was driven by buyers familiar with the tightly held Sanctuary Lakes estate, with the successful buyer coming from the local area.
“The buyer was local, down the street,” he said.

A striking kitchen was one of the features that helped drive strong buyer interest in the Sanctuary Lakes home, which sold for $2.1 million unconditional over the Australia Day weekend.
“People who know Sanctuary Lakes understand how rare it is to obtain a home on the water, especially one of this caliber.”
Although the property was built about 20 years ago, Mr Giunta said it was ahead of its time when it was built and still resonates with modern buyers.
“Features such as the square cornices, solid wood floors and floating staircase were state-of-the-art at the time and are still highly sought after today,” he says.
The dining space flows into the home’s entertaining areas, a major draw for buyers vying for the Sanctuary Lakes estate.

The outdoor entertainment area and lake view pool proved to be the main talking point among buyers, with the views difficult to fully appreciate until seen in person.
“You can’t really understand it from the pictures,” Mr. Giunta said.
“Only when you stand on the deck and look out over the water does the wow factor really come into its own.”
Outside, the property offers multiple entertaining areas designed to maximize the lakeside setting, including a swimming pool, built-in BBQ, fire pit and an expansive deck.
A lounge and projector setup adds to the home’s stay-at-home appeal, a feature buyers expect in premium family homes.
The canal view from the deck was the wow moment that buyers couldn’t fully capture in photos, a major factor behind the $2.1 million unconditional result.
Mr Giunta said the house exuded a resort-like atmosphere more commonly associated with holiday destinations.
“It’s the kind of place where you can imagine spending a long weekend with family and friends without having to go anywhere,” he said.
The strong result came despite a busy Australia Day period in Melbourne, with major events such as the Australian Open competing for buyers’ attention.
Mr Giunta said the sales showed that buyers were still willing to act decisively when quality homes with lifestyle appeal became available.
“Good houses still sell well,” he says.
