Ron Perelman sells Upper East Side mansion for $47 million

Ron Perelman is one step closer to losing his worldly possessions.

The billionaire sold his Upper East Side mansion at 36 East 63rd Street for $46.75 million, a source close to the deal said. The real deal. The mansion had asked $49.5 million.

Adam Modlin of the Modlin Group and Sami Hassoumi of Brown Harris Stevens were on the list. Matt Lesser of Leslie Garfield represented the buyer.

Perelman listed the house for $60 million in 2021, during a period when he was selling many of his belongings in an effort to live a “simpler life.” In 2022, he sold his Hamptons estate for $84 million.

His 40-foot-wide Neo Georgian Mansion proved more difficult to unload, and the listing rotated through some of the top townhouse agents in the city.

Perelman initially attempted to sell both the larger home and an adjacent smaller mansion for $75 million in 2020, before marketing his 16,000-square-foot home separately in April 2021. Both listings were with Serena Boardman of Sotheby’s International Realty.

Paula Del Nunzio of BHS joined as co-broker a few months later. In 2023, John Burger and Sami Hassoumi of BHS took over the listing for the same $60 million price tag.

The following year, Modlin replaced Burger. He and Hassoumi kept the price of the house at $60 million until they finally lowered the price to $55 million in October 2024, and then to the final asking price of $49.5 million in June 2025.

The building served as Perelman’s primary residence for many years. It was built in 1930 and once served as a private club for pilots known as the Hangar Club. The house has 10 bedrooms and more than 10 bathrooms spread over three floors. It has its own cinema room, a home gym, a wine cellar and a landscaped roof.

At one point in the 1980s, Perelman was considered the richest man in America. His firm, MacAndrews & Forbes, owned a number of high-profile brands, including Marvel Comics and later Revlon. The company suffered during the pandemic as Revlon’s stock price plummeted from $25 to $5. It was during this time that Perelman sold some of his personal belongings, including airplanes, yachts and part of his art collection.

The townhouse is the latest in a series of large Upper East Side homes that have been put up for sale after years on the market.

Last year, the Woolworth Mansion at 4 East 80th Street sold for $38 million after asking as much as $90 million in 2011. Less than a block from Perelman’s home, Oleg Cassini’s former mansion, asking $65 million, is awaiting court approval for a sale after receiving a $35 million offer last fall.
