The combined AUM from Reit’s and Invites is expected to hit RS 25 Lakh Crore by 2030, according to the projections of the Indian Reits Association (IRA) and Bharat Invits Association (BIA).
Currently there are five Reit’s mentioned in India – Brookfield India Real Estate Trust, Embassy Office Parks Reit, Mindspace Business Parks Reit, Nexus Select Trust and Knowledge Realty Trust.
There are currently 27 SEBI registered Invits, and five of them are publicly mentioned on the stock exchanges, while 23 is mentioned in private. The first invitation was registered in 2016, while the first Reit was mentioned in 2019.
On Friday, IRA and BIA, who jointly organized their first product consciousness program in the national capital, organized that the assets in control (AUM) of Invits and Reit’s are currently approximately RS 7 Lakh Crore and RS 2.25 Lakh Crore.
“Nowadays, Reit’s have been firmly established as a mainstream product within the capital market, building physical real estate with financial markets in a way that is transparent, regulated and worldwide,” IRA chairman Alok Aggarwal told reporters. Aggarwal, MD & CEO of Brookfield India Real Estate Trust, said that the market capitalization of these five Reit’s mentioned is around RS 1.5 Lakh Crore, which indicates increasing confidence in this instrument and its capacity to offer stable and predictable cash flows to investors, including retail. Reit’s are investment vehicles that possess or exploit income -generating real estate, so that investors can earn part of the income produced without buying the properties directly.
The same owns, exploit and maintain income -generating assets in various infrastructure sectors such as roads, power transmission and generation, pipelines, telecom, optical fibers and warehousing.
According to Regulation, Reit’s are obliged to distribute at least 90 percent of their net distributable cash flows into not -‘se.
NS Venkatesh, CEO of BIA, said: “Invits have emerged as a structured and transparent investment platform, well suited for the evolving infrastructure financing needs of India.”
With string growth and investments in infrastructure sectors, he noted that invitations have the potential to reach an AUM of RS 21 Lakh Crore by 2030.
According to the IRA, the AUM of Reit’s could reach around RS 4 Lakh Crore by 2030.
In distribution on Non -Herhen, the IRA said that four Reit’s cumulative were distributed on RS 24,300 crore of free power to Q1 FY26.
The BIA emphasized that invites are cumulatively divided over RS 68,000 crore of unithholers until March 2025.
