Time is ticking for cash-strapped buyers keen to snap up their next trophy home before the summer holidays, with the prestige end of the market notching some record-breaking sales results over the course of the spring.
According to data from PropTrack, every state and territory capital showed improved price growth last month, with the average house now at $964,000.
Although the capital’s median is heading towards the million-dollar mark, this is small change compared to the sky-high prices achieved in the country’s most coveted suburbs.
From a new landmark in mansion-filled Mosman to a suburban record for a party venue on the Gold Coast, Australia’s wealthy buyers continue to drop top coins to secure their dream homes.
Here are the top sales results on realestate.com.au in each state in October.
$50 Million Sale Sets New North Shore Record
Sydney’s North Shore hit a new price record in October when a modern townhouse at 3 Kirkoswald Ave in Mosman sold for “about” $50 million after less than a week on the market.
The 2,235 sq m property was last traded in 2001 for $6.525 million before being completely rebuilt. The former benchmark for the North Shore was $43 million, set in August at McLean Crescent, Mosman.

According to agent Michael Coombs, there were buyers of the Susan Rothwell-designed home long before it appeared online in early October.
“This is one of those iconic homes that people have been asking to buy throughout my career. I’ve always told them no, now it’s a yes,” he told News Corp ahead of the sale.

Coombs, who listed the six-bedroom home with Adrian Bridges of Atlas Lower North Shore, said the couple had more than a dozen qualified parties tour the house in just three days.

Listed by seller Jing Wang, the property at 22a Carrara Rd, Vaucluse was sold at private auction in mid-October for an undisclosed sum, reportedly around $40 million. Mr Wang had paid $25.5 million for the property in 2020.

A historic F. Glynn Gilling-designed trophy home, on a 930-square-metre block in Sydney’s eastern suburbs, was traded for almost $28 million on October 30.
The stately four-bedroom residence at 106 Victoria Rd was listed by Adam Reichman and Ashley Bierman of Ray White Double Bay.

The estate is owned by Taryn and Doreen Sher, an orthopedic surgeon, and was last sold in 2018 for $8.2 million.
Mr. Reichman said the couple updated the expansive property throughout their ownership.
“They have carried out a beautiful renovation whilst retaining the highlights and character of Glynn Gilling,” he said. “It is an elegant family home that perfectly combines a timeless character with modern luxury.”

Queensland
Carrara tops Queensland’s most expensive property list of the month, Rivers Bend at 14-16 Riverbend Ave, and sold for a record $26 million on Halloween, setting a new benchmark for the suburbs.

The impressive estate is the second highest sale on the Gold Coast this calendar year and includes a five-bedroom main residence, a two-bedroom guest house, two swimming pools, a swim-up bar, a rooftop pavilion, a tennis court, a gym and a 36-metre water frontage with a pontoon, plus parking for up to twelve cars.
Victoria
A four-storey, six-bedroom house in Melbourne’s exclusive Toorak sold in mid-October through Antoinette Nido of Melbourne Sotheby’s International Realty and Marcus Chiminello of Marshall White.
Although the price is not being disclosed, sources close to the sale confirm that 42 St Georges Rd, Toorak sold within the asking price of $19 million to $20.5 million.

The modern family home, designed by Nicholas Day, is located close to the Yarra River and features imported marble interiors, multiple indoor and outdoor entertainment areas, a six-car garage with glass walls, a gym, a home theater with a bar, a temperature-controlled wine cellar, a solar and gas heated self-cleaning pool, as well as landscaping by Jack Merlo.
ACT
Sold on October 18 for $5.3 million through Mario Sanfrancesco of Blackshaw Manuka, Waterford is a stately, Grade II listed family home in the coveted Forrest.

Western Australia
A 1,070sq m riverside estate in Perth’s Mosman Park sold for an undisclosed sum through Mack and Jim Hall of Mack Hall Real Estate.
When the four-bedroom, three-bathroom home at 3 Chine Pl came on the market in May this year, it was reportedly priced at $20 million.

The sprawling plot is owned by property magnate Chiu Chi Wen and his philanthropist wife Wai Mei Chee and is located on the banks of the mighty Swan River with water and city views overlooking Blackwall Reach.
South Australia
A Grade II listed house built in 1926, this Adelaide residence at 27 Ormond Grove, Toorak Gardens, sold in late October through Calvin Lai and Eric Jem of Belle Property Norwood.

The characterful five-bedroom house on 1596sq m topped the price list for South Australia last month, but the actual sales price has not been revealed. The highest price paid on the street was $3.55 million in 2023.

Tasmania
A three-storey property in Hobart’s Sandy Bay sold in early October following an expressions of interest campaign through EIS Property’s Nyal Merdivenci and Leonie Nyhouse.
The price guide for 3/806 Sandy Bay Rd during the marketing period was “over” $4.3 million.
