Portland Real Estate Market Update for October 2025 – Living Room Real Estate

Hello, I am Alina Alijarlicensed real estate agent in Oregon and Washington at Living Room Realty and here’s what you need to know about the Portland real estate market in late October 2025.

It’s officially fall in peaceful Portland, OR. The leaves are a spectacular mix of orange and red. The weather is cold. There is absolutely no need for ICE in your coffee.

Portland real estate market update

This year we have seen a more balanced housing market, especially compared to the extreme sellers’ market of 2021 and 2022. This month’s inventory is slightly higher than the rest of the year at 3.8. This means that if there were no new homes listed and homes were purchased at the current rate, it would take 3.8 months for all currently listed properties to be purchased. In practice, this means that buyers usually get a little more time to think and space to negotiate repairs and concessions.

However, I still wouldn’t call this a buyer’s market. Of all transactions pending at Living Room last week, more than half competed with multiple offers.

The average price of new listings in Portland is $599,925. And while that’s about $200,000 more than the national average, we’re still the most affordable big city on the West Coast. Seattle’s costs $974,450 and California’s four largest cities cost more than $1.2 million.
