Welcome to Open House: Everyday ExcellenceThe real estate podcast where we bring you real conversations with agents who work with thought, skills and heart.

Each episode looks at the moments that define us as professionals. We talk about the shifts, the challenges and the lessons that form how we serve our customers and how we support each other.

šŸŽ§ Episode 3: Increase the value conversation in copper representation with Jessica Ledoux

The real estate sector is located in the middle of one of the biggest changes in decades. The DAR arrangement reforms the representation of the buyers. Agents are now being asked to lead clear and sometimes difficult conversations about value, compensation and trust.

In this episode, Jessica Ledoux shares how she approaches those conversations with clarity and trust. For her, this shift is not about defending a committee. It is about increasing the standard of the profession and helping both customers and colleagues grow.

Jessica explains:

  • What the NAR arrangement means for buyers agents and the opportunities it offers

  • How you can frame your value early, so that reimbursement interviews naturally feel

  • Why agents may struggle more than their customers

  • How experience, both personal and brokerage-wide, builds and trust builds

  • Why clarity always works better than fear

For whom this episode is

This conversation is for agents who learn to navigate through the new world of the buyer’s representation. If you have ever felt not sure about how you can explain your reimbursement, show your value without sounding like a CV, or hoped to move tense conversations to collaborative, this episode is for you.

You leave with language that you can use immediately. You also get a mentality shift: when you possess your value, you create more trust, wisdom and leadership.

Why it matters

The NARDERSTAGE forces us all to reconsider how we are talking about our work. For some, it creates fear. For others it brings frustration.

Jessica reminds us that this is not time to shrink back. It is an opportunity to step forward. Clear and self -assured conversations increase the bar for everyone. They create better informed customers, more collaborative colleagues and a stronger profession.

As Jessica says, “Don’t let this moment make us reactive. Let us tell us.”

Jenelle Etzel

President and owner, recognized broker or

What does lead singer and guitarist in a female punk band have in common with starting a real estate company in the middle of a recession? Not many people can answer that question. But if you ask the Jenelle Isaacson Etzel founder and CEO of Living Room Realty, there is no hesitation; Where most of them would see a gap, she sees a bridge. For Jenelle it was all about finding a voice – the single and unstoppable expression of the self. Once a calm, inquisitive, high school girl who grew up in Portland, Jenelle started a punk band after the university. She played the guitar, wrote Cathartic songs, performed and traveled through the country while she lived out of a van. All this seems to show light years from the present moment-one successful, growing company; Serve on councils of the administration of civil and philanthropic organizations; Enjoy family life with her two young daughters and old partner. Yet she now uses the same voice that began to appear on stage years ago. Whether it is about things or music, “It is important to know what your voice is. If it is true, it will resonate.” Jenelle’s voice, her truth, is about being brave enough to take action without being apologized, being heard without being exploited, constantly problem solving and refining its skills in the pursuit of a targeted company. All this requires risks. She has learned in the hard way that she cannot repair everything and that not everyone will share her vision. But even while she explains the difficult choices she has to do, Jenelle radiates joy. “It’s never okay to play small,” she says with conviction. And this is, above all, what she strives to give other women, enabling them to heartily pursue their passion and to be leaders who speak with their own unique, unapologetic voice.
