There were 253 transactions recorded in New York City in the last 24 hours before 2:00 PM on Tuesday, December 30, totaling $989 million.

🏆 Residential: The highest home sales in New York City occurred in Lenox Hill, home to a three-story penthouse Parklaan 823 changed hands for $24.2 million – almost 21 percent less than its previous trading price. The seller was an LLC managed by a hedge funder Joseph Edelmanand the buyer was an LLC associated with it Suzy Welchwidow of famed General Electric CEO Jack Welch. The unit sold for $30.5 million in 2008. The 7,200-square-foot property has five bedrooms, five and a half bathrooms, a private elevator, a home theater and three terraces. The penthouse has been on the market since 2021, when the asking price was $33.2 million. According to the company, the contract was for just under $27 million StreetEasy. 🏆 Commercial: The highest recorded commercial real estate transaction was Sioni group And Patriarch shares’ sale of the Stewart Hotel 371 Seventh Avenue and an adjacent parking lot for $260 million. The buyers, Slate Property Group and its nonprofit partner, Breaking groundare converting the 618-key hotel, which closed in 2022, into a residential building with 579 affordable units. Rents are expected to range from $1,385 to $1,731 per month.

📊 Commercial: BrightSpire Capital handed over the keys to an office building known as the Blanchard Building in 21-09 Bordenlaan in Long Island City in a deal that valued the property, which stands seven stories high and spans 168,000 square feet, at $21.5 million. The buyer was Blanchard 2109 LLC. BankUnited provided a $13.6 million mortgage for the last purchase. BrightSpire took over the building and an adjacent building two years ago Related companies And BentallGreenOak for $63.3 million; those companies had defaulted on the mortgage of those properties, which BrightSpire, a mortgage REIT, held.

📊 Residential: Shari jacketsan employment lawyer, and Stephen Coatsco-founder and managing partner of The Petra Funds Group, has unloaded an apartment at Barclaystraat 100 in Tribeca for $8.3 million. The buyers were Kelly and William Galanis; Kelly Galanis is a director of Goldman Sachs. The Coats have owned the unit since 2022, when they purchased it for $8.5 million.
