According to the numbers: Confidence among homebuilders is growing, but will this last?
What does the current housing market have in common with May 2020 and August 2012?
The answer is a mediocre housing market index of 37.
October’s HMI reading of 37 was five points higher than September’s β a welcome boost from the previous four months of sustained readings in the low 30s. Still, the index is declining six points annually, according to data released earlier this month.
The long-term monthly index, published by the National Association of Home Builders (NAHB) and Wells Fargoindicates how confident builders are in the single-family home market, measured on a scale of zero to 100. Anything below 50 means most builders are looking at the glass half empty.
