NYC’s best deals: A trio of apartment buildings in Downtown Manhattan are selling for $49 million

There were 153 transactions totaling $303 million recorded in the New York City archives in the 24 hours before 4:00 PM on Monday, February 23, 2026.

🏆 Residential: The highest record-setting home sales occurred on the Upper West Side. James and Kara Cross create a cooperative Westendlaan 885 for $5.5 million. The buyers were Curt and Susan Andersson. The pre-war unit has four to six bedrooms and has recently been renovated. Danielle Wiedemann at Sotheby’s International Realty had the listing. The device has been on the market since at least 2022, when the asking price was $6.5 million.

🏆 Commercial: The most significant commercial deal recorded was $49.2 million for three multi-family properties in Manhattan: a six-story complex with 33 apartments Moerbeistraat 280; a six-story, 40-unit building 448 West 19th Street; and a four-story, eight-unit building 446 West 19th Street. The buyer was JP Real Estate Group. The sellers of the properties on 19th Street were affiliated with Property management icon and the seller of the Mulberry Street property was associated with an LLC Ben Benedetto Kahlun.

📊 Commercial: Branches of EPR propertiesbased in Kansas City, Missouri, purchased three commercial spaces over 52,000 square feet Broomestraat 180the artisan of Essex Crossing, on the Lower East Side for $34 million. The Artisan is a mixed-use building with 263 apartments (121 affordable) and commercial space. It is part of the Essex Crossing mega development L+M development partners, Taconic Investment Partners, BFC Partners And The Prusik Group.

📊 Commercial: In Soho, Premier shares sold a commercial apartment Groenstraat 70 a mixed-use apartment building, for $17 million. The buyer was a West Palm Beach subsidiary TZ Capital. Premier has owned the 3,300-square-foot unit since 2012, when the company bought it for $4.1 million. The latest sale is about $5,200 per square foot.

📊 Residential area: Salim Mawani And Ran Xie-Mawani bought a co-op at West20estraat 32 in the Flatiron District for $4.5 million. The sellers were Guillaume and Sonya Auvray which paid $5.4 million for the co-op in 2018. The three-bedroom apartment is approximately 4,000 square feet; the latest sales work out to about $1,100 per square foot. Compass’ Clayton Orrigo And Stephen Ferrara had the mention.

According to the numbers: Sponsored condo sales in NYC are becoming a new normal

Sponsorship sales of new-build condos stabilized at $8.3 billion last year, as the breakneck momentum of the post-pandemic boom has officially cooled to a new normal.

In 2025, sponsorship sales fell roughly 1.6 percent year over year to about $8.3 billion, according to an analysis of New York City data by TRD Data. That decline was double that of the previous year, when sales fell by 0.8 percent on an annual basis.

The recent decline in sponsorship sales follows a notable 2022, which saw more than a third of sponsorship apartment sales over the past four years. In 2023, deal volume fell by 41.5 percent.
