Ready-to-move-in Northcote home achieves Melbourne’s best weekend auction result after fierce downsizing competition.

A ready-made Northcote stunner has claimed Melbourne’s best auction of the weekend after two downsizers went head-to-head to push the price to $3.67 million in a fierce bidding war at Ruckers Hill.

PropTrack data confirmed this was the highest reported auction result on Saturday.

The four-bedroom Edwardian at 37 McCracken Ave attracted widespread interest for its mix of architectural design, sustainable features and effortless indoor-outdoor flow.

Behind a classic period facade, the house opens to a series of light-filled living zones with polished concrete Blackbutt wood and bespoke Cantilever joinery.

Stone surfaces, gallery-style lighting and an integrated kitchen anchor the living room which flows to a north-facing terrace and an edible garden planted with herbs, vegetables and natives.

Buyers were also drawn to the sculptural bathrooms fitted with Italian stone, a freestanding bath and hand-finished Robert Gordon vanities.

Three bidders pushed the price to 3.67 million in a fast-paced bidding war at Ruckers Hill.

Three bidders entered the auction, with an opening bid of $3.2 million making for a fast-paced competition.

Jellis Craig Northcote auctioneer Nigel Harry said six quick increases of $25,000 put the house on the market before two downsizings took control and fought to the finish.

“Anything ready to move in is incredibly popular, especially in a prime area like Ruckers Hill,” Mr Harry said.

“Value becomes very subjective in this price range.

Striking orange finishes add warmth and contrast to the home’s sleek, modern design.

“We had a young family in the mix, but they were no match for the downsizers who fought to the end.”

Mr Harry said demand for quality homes remained strong in the final weeks of the year.

“We don’t see many more opportunities before Christmas,” he said.

Thoughtful styling combines stone and wood with texture to enhance the home’s calm, contemporary feel.

“Some sellers could buy next week, which could trigger some off-market options for buyers willing to act quickly.”

Mr Harry said he expects the momentum to continue into 2026.

“Demand for anything ready to move in will remain high,” he said.
“Homes with this level of craftsmanship and location always attract great interest.”
