What is the current status of the gold visa process in Portugal? Are there recent updates that international buyers need to know?
The Golden Visa program is still in place, but it looks very different from a few years ago. One of the biggest changes is that real estate is no longer an eligible investment route. That shift came at the end of 2023, as part of wider reforms of homes aimed at balancing the local market. Nowadays, applicants qualify by investing in approved risk capital funds, scientific research, cultural heritage projects or by creating jobs within Portugal.
However, there are still strategic opportunities that are worth exploring. Some tourism-related investments in low density areas can still meet the criteria, depending on the structure. It is essential to consult a specialist to evaluate your suitability.

As always, the Algarve is a huge attraction for pensioners and second-house seekers, especially from the US, the UK and Northern Europe. It offers great weather, beaches, golf and a leisurely pace of the life-plus a large English-language community.
Silver coast

The increase in interest along the Silver Coast is very exciting. This area is on the rise as a more affordable alternative to Cascais or the Algarve. It has the same beauty on the coast, incredible surfing and growing infrastructure – without the premium prices.
Central Portugal
In Central Portugal, especially around Coimbra and Évora, we see more families and external employees who put roots down because the quality of life is just that high.

What types of buyers are attracted to each of the regions you mentioned?
It really depends on the region, but in general we see more deliberate buyers across the board.
Lisbon
In the Lisbon area, it is usually professionals and international families who want strong schools (often international), cultural access and proximity to the airport.
Coastal areas
Coastal cities in the neighborhood, such as Cascais, also attract buyers in search of a lifestyle by the sea with access to Lisbon’s facilities.
Porto
Porto attracts younger creatives, technical talent and people who want walkable neighborhoods with character. There is also interest in the city of investors at an early stage that are looking for value in the second largest urban market in Portugal.
The Algarve
In the Algarve it is usually pensioners and holidaymakers in the long term people who are looking for peace, sunshine, excellent health care and access to world-class wave. The English -speaking population here is a plus for Americans and British.
Silver coast
The Silver Coast is more mixed: you will find surfers, digital nomads, external professionals and investors at an early stage. Many characteristics here are delivered with built -in management services, who appeal to buyers who are looking for low -maintenance ownership.
Central Portugal
In Central Portugal we see an increase of lifestyle families and external employees in search of space, authenticity and a strong sense of local community all against lower livelihood. For example, Évora combines history with a slower, quality -oriented rhythm of life.
How did the lifestyle preferences or priorities of buyers shifted on the Portugal market in the past year?
More and more people choose Portugal for their lifestyle, not just its stimuli. There is less emphasis on obtaining residence and more focus on how it actually feels to live here.
Portugal checks many boxes: it is one of the safest countries in the world, it offers a universal health care system that is available for all residents (including expats), and it remains affordable compared to other Western European destinations.
English is spoken a lot, especially in larger cities and tourist areas, which enlighten the transition for newcomers.
The compact size of Portugal means that you can go from mountains to beaches to vineyards within a day – which means lifestyle variety is considered to be minimal logistics. It is a big advantage compared to the scale and distances in the US

Are there less well -known regions that you think is increasing?
Absolute. The Silver Coast is perhaps the fastest rising region. Places as Nazaré, Foz do Arelho and Caldas da Rainha Offer a breathtaking coastline, thriving local culture and improving the infrastructure – all at prices that remain accessible compared to Lisbon or the Algarve.

Although not exactly less well-known, Cascais remains a solid choice for those who are looking for international schools, coastal housing and the proximity of Lisbon, although its popularity means that it has a premium.
In the meantime, Comporta has emerged as a choice of choice for high-end, environmentally conscious buyers who are looking for privacy, natural beauty and refined design.
Central Portugal and parts of the north – such as Évora and Bragança – become smart plays for lifestyle investors. These regions combine historical charm with the tourist potential and are eligible for various government stimuli that are linked to the revitalization of areas with low density.
